I have a large and yet specific real estate background. I have purchased and owned investment property since 1980. I'm a Respiratory Therapist and work (very Part Time) at Medical Center of Louisiana (Charity Hospital). I have earned my Master in Business Administration. I am a former Army Officer (Field Artillery). I served 10 years between the US Army and the Louisiana Army National Guard.
I have participated in almost ever aspect of real estate. I've written a guide for owner financing of Mobile Homes. In addition to writing guide's, I have established myself as a Real Estate Blogger. Currently rank in the top 60 in the country. Some of my biggest deals include bank financing with cooperating owner financing while using leverage of other property owned. Also, I have manage rental property an aspect which can be time consuming but rewarding. Let me help you by using my past real estate experience. For the purpose of this exercise...let us use the analogy of a sports team (if your not into sports, it could be a business) The most important person on the team is the head coach. He recruits new players (people who want to buy or sell a property) He manages the assistant coaches (Mortgage Brokers, Banks, Title Companies, Surveyors, Engineers, Termite Inspectors, House Appraisers) He makes sure he has a winning team (you close on your property) He is involved in the most difficult part of winning (finding the right property one that is affordable and / or profitable)...and he doesn't get paid any money from you! Who is he? Your Real Estate Agent!
Do not consider him just a sales person. He is the CEO, a professional. The person who handles all the individual problems...and does not get one red nickel unless you are happy. He will spend countless hours making the whole process happen. When you deal with him, consider him your head coach, as he should not direct you in the wrong direction. Your Real estate Agent will solve the most important equation.
