Latest news on the Charlotte region real estate market and what it means for you...
First Quarter 2021 Charlotte, North Carolina region's home sales continued the trends we've seen since 2015. Home buyers continued to find the housing market very competitive with higher home prices and an extreme lack of properties to buy, especially in affordable homes priced under $300,000. Buyers looking for a bargain remained "hard pressed" to find one.
Meantime, home sellers continud to sell their homes quickly and for top dollar, when priced right for condition and location. The "story" of the first quarter 2021 might well be about the continuing decreases in the supply of homes available for sale across the region with resulting increases in home prices in the region. It's worth pointing out that this "story" is now an "old," 6-year story, because that was also the story of 2016, 2017, 2018, 2019, 2020 and now 2021. With inventory at 0.6 months of supply, Charlotte region remained a seller's market in the first quarter of 2021.

Charlotte Region Housing Market Highlights
In the First Quarter of 2021, the Charlotte Region had a:
⇒ 14.5% increase in average sale prices (to $352,234) year-over-year.
⇒ 12.3% increase in median sale price (to $296,000) year-over-year.
⇒ 70.2% decrease in inventory of homes for sale year-over-year.
⇒ 9.5% increase in closed sales year-over-year.
⇒ 73.5% decrease in the months supply of homes (0.6 months supply) year-over-year.
⇒ Days on market year-over-year were 27 (down 42.8% year-over-year).
⇒ 99.5% of original price received (up 2.8% year-over-year).
