I Want You To Sell My House For Free

We real estate agents get some strange requests from clients, all usually looking to save money. The call I got this afternoon was by far the strangest I have ever gotten.

Hi Ed, This is Josh Smith.  Do you remember helping me buy my house 7 years ago?  Well I'm going to sell it, and I already found a buyer but he needs some help with the purchase.  I told him to call you and that you would help him buy my house.

He should be ready in 4-5 months, and he has your number to call when he's ready.

Since I found the buyer and the house is ready, I don't expect you to charge me anything for helping him buy the house.

We chatted for a bit and I let him know I don't work for free for anyone, and if it comes to a reality the we will all talk.

Working in real estate has a lot of rewards, but it also has a lot of costs that our clients do not realize, nor do they care. Licensing fees, board fees, continuing education, insurance, all mount up.

I don't charge outrageous fees, but I do work hard and deserve the payments I get.

The chutzpah! I was wondering if I received a request like that if I would be able to do anything but laugh.

Nothing in life is free and that guy is certainly going to leave a lot of money on the table by finding his own buyer rather than allowing you to list it and stir up the competition that will lead to a much higher price for his home.

Ed, goodness that was an outrageous request!   Finding the buyer is only a minor portion of a transaction!

We actually had a similar statement made to us a couple of years ago. Since the seller's neighbor bought his house, he said we didn't deserve a fee. He felt hsi neighbor would have eventually found out it was for sale, and our sign didn't help! We SOLD it and we got paid for it...

And even without expense or liability - he thinks you should donate your time to his cause. What a doofus.

Ed if he is selling then he must be buying as well.  So it did not sound like he ask you to represnt him with his new purchase, and he wants you to sell his house for nothing.  Sounds like the type of client all Realtors live for.  😋

John Pusa   The liability doesn't go away just because someone thinks they did all the work.

Kat Palmiotti   You know you would have had more to say if you still lived in New York.

Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400   Of course not, and all the counseling you gave them in advance had to impact on the sale.
