Baxter Village Single Family Homes

17 single family homes sold in Baxter Village during the Fourth Quarter 2021, two fewer than in the same quarter one year ago. The number of home sold also dropped by 10 quarter-over-quarter. Baxter Village had 12  listings for sale in Quarter 4-2021, one more than in the same quarter one year ago. Quarter-over-quarter the number of listings dropped by eight.

 

The overall lack of new listings was also reflected in the drop in average days on market, which were down 33.33% to 18 days from 27 days compared with the same quarter one year ago. Median days on market in the fourth quarter were just four days.

 

Average sale price for single family homes in Baxter Village in the Fourth Quarter 2021 was $621,378, up 28.62% year-over-year. Median sale price was $595,000, up 39.53% year-over-year. Quarter-over-quarter, the median price of a home in Baxter Village rose $15,000. Home sale prices ranged from the low $460,000 to $980,000 during Quarter 4-2021. Home sellers in Baxter Village received 100.4% of their asking price during the Fourth Quarter 2021.

At fourth quarter-end 2021, NO homes were listed for sale in Baxter Village and one home was under contract. For a community of some 1,400+ homes, inventory is beyond razor-thin.

 

Baxter Village Townhomes

Two townhomes sold in Baxter Village during the Fourth Quarter 2021, one fewer than in the same quarter one year ago and eight fewer quarter-over-quarter. Baxter Village had three listings listings for sale in Quarter 4-2021, two more than in the same quarter one year ago.

 

Average days on market were two days; a drop of 24 days compared with the same quarter one year ago and a drop of 17 days quarter-over-quarter.

 

Average sale price for townhomes in Baxter Village in the Fourth Quarter 2021 was $370,000, up 23.27% year-over-year. Quarter-over-quarter, the average sale price of a Baxter Village townhome rose by $41,000. Median sale price was $370,000, up 22.52% year-over-year. Quarter-over-quarter, the median sale price of a Baxter Village townhome rose by $35,000.  Townhome sellers in Baxter Village received 105.0% of their asking price during the Fourth Quarter 2021. 

 

At fourth quarter-end 2021, NO townhomes were listed for sale in Baxter Village and NO townhomes were under contract.
