I just met with my clients showing properties in Monterey Hills. Where? You ask. Monterey Hills... No, it's not next to the beach. It's not Northern California. It's a community of condos and townhomes built in the early 80s by J.D. Carley & Associates. It's set up on a hill with most condos and townhomes offering expansive views of South Pasadena, Alhambra, and downtown LA.
It has always amazed me that a community that has been around for over 25 years is so little know. People that have lived most of their lives in South Pasadena, Alhambra, San Marino have no idea that it exists.
It's off of the 100 Freeway (South Pasadena Freeway) - one of the oldest, if not the oldest, freeways in California. If you were to take Via Marisol exit and turn right, heading straight past a light and up the hill, you'll see the majestic condos and townhome complexes.
Most complexes have amenities like pool & spa, sauna, some have tennis courts. The few that stumble into this community would see lots of people running, walking their dogs, or just enjoying the feel of being outside the city, but yet a few minutes away from everything.
It's 7 minutes away from downtown LA by freeway, 20 minutes by side streets. It's about 5 minutes away from South Pasadena taking the side streets and about 10 -15 minutes away from Old Town Pasadena by street.
Who lives there? Professionals working in downtown LA. Doctors/students from the USC Hospital and University. California State University LA students tend to buy or rent there. Retired couples and at one time, we even had Bill Gates jogging every morning on the wide paved streets.
The condos sell on average around mid $400,000 for a 2 bedroom/2 bath. Currently, there are 10 condos on the market and 8 or them are under $400,000. It's an incredible opportunity given that condos in South Pasadena sell close to $500,000.
Townhomes range between high $400,000 to high $600,000 with 2 townhomes currently available for sale.
