Top 7 Trends Buyers Want In A Home

During a discussion with my New Home Certification Class we discussed the topic of " What are the 7 Trends Buyers Want In A Home" 

  • Virtual Reality Room- this would be for gamers or a room for electronics only
  • Home Office-Since 2020 so many people work from home now 
  • Separate Living Room-important for families with children 
  • Island Kitchens-preferably with a drop sink
  • ADU's-Attached dwelling units to house other family members 
  • LVP-Luxury Vinyl Plank Flooring, carpet in bedrooms only
  • Pet Area-a doggy sink & built in crates

I do agree with these trends and think there are several more such as lots of neighborhood amenities, double ovens, close to dining & restaurants & wall mount TV areas with a plug up high!

Here in California it's all about not being in a high fire zone: tough to get fire insurance and it's expensive.  Type of roof:  you don't want wood shingles; again, try to get insurance with that.  Trends depend on location:  My buyers want move-in ready and want high end appliances in high end areas. Square footage and rooms depends on who is buying it, of course, but "location" is everything.  A tiny cottage in Carmel-by-the-Sea averages $3.5M.  Homes in Pebble Beach are large, but their average is now around $10M when you look at what's available.  Pacific Grove, with smaller older homes, you can get a home for $1.5M and in the city of Monterey, where you can get more space, probably about that.  High end buyers want to see seller reports for home, roof, pest, fireplace(s), sewer inspections.  With the high value of homes in the area, seller often does the inspections rather than the buyer.  Saves lots of time in the sales process.

My sense this depends upon location. Those moving to rural areas may also want acreage and part of the property fenced in. The drop in sink (farm sink) is becoming more common. High end appliances are a positive as well.
