I am fortunate that a majority of my listing are in The Villages, Florida which means I can do Open Houses seven days a week during the day. The opportunity to do Open Houses here in The Villages is very important as we have snowbirds and retired folks looking to relocate here and buy a home. In my world, I load up my signs, snacks, water and computer in my golf cart and head to work to the Open House I have scheduled for the day. Some agents think they are a waste of time, not me! My brokerage is 45 minutes away so I basically work remote, so either spend 3 hours in my home office or head out where I can meet people, nobody shows up, no problem I can work. Some weeks I do 4 Open Houses from 11:00 am until 2:00 pm.
Anyway, meeting people at Open Houses, I almost always hear the same question when to buy because of interest rates, any our local season demand. I started answering their question with a question, “When is the best time to plant a tree?” I get answers like spring, fall etc. “I say nope 20 years ago, you know second best time? Today!” This gives me the opportunity to discuss local trends, creative financing and even renting the property until ready to move in their new home.
