This series will focus on effective and efficient methods of meeting with Sellers who want to sell Phoenix Homes and Real Estate, determining whether there is a good fit between the Seller and the prospective Listing Broker, and the technology that is available to streamline the process.
The premise of this series is that the Seller and the Listing Broker have already made initial contact, and the focus of the series will cover the territory from that initial contact, through the decision point of whether there is a good fit for the Seller and the Listing Broker to work together, winding up with how to take best advantage of technology available to Arizona REALTORS to streamline the listing process up until activation of the listing in the MLS.
Initial Contact
The all important first impression takes place at the Initial Point of Contact (IPOC). Some key elements include:
- How quickly the Listing Broker responds to the Seller
- The displayed professionalism of the Listing Broker
- The willingness of the Seller to participate in a brief "pre-qualifying" interview
Often the IPOC occurs when the Seller or the Listing Broker is not in a position to have a lengthy discussion, so the key first step is to set a telephone appointment between the two at a time that is mutually convenient, within the same or the next day. Given that this telephone appointment will last 15 minutes or less, the inability of the Seller or the Listing Broker to make room on their schedule for that call speaks volumes about their motivation level!
Assuming the appointment is successfully scheduled, it is essential for both parties to be available and fully engaged for the appointment. That means being in an environment where you can both hear each other clearly, take notes as needed, and perhaps both have access to the Internet. Background distractions - for both Seller and Listing Broker - are totally inappropriate and can endanger the relationship before it's even underway. No dogs barking, children making noise, etc. - unless you want to send a message that you really aren't taking the discussion seriously.
