arizona: A Great Tucson Active Rain Meetup - August 2017! - 08/21/17 06:24 AM
Last Thursday Suzanne and I attended an Active Rain Meetup in Tucson, Arizona - about a two and a half hour drive from our home in Anthem, Arizona!
 
Allie Angeloni and Roger Angeloni graciously hosted the event at a "First Watch" restaurant - part of a chain of breakfast/lunch restaurants that has multiple locations in the Phoenix metro area, so we were familiar with the menu!
 
I had my "usual" - a modified "Skillet Hash - Parma":

arizona: Still "Under Water"? Consider This... - 10/27/16 01:42 AM

 
Even though the market has recovered somewhat from it's lows several years ago, the fact that the "crash" saw a loss of 65% in some areas means that some homeowners are still "Under Water" - with their home worth less than they owe on the property.
 
 
One solution to avoid foreclosure should the owner be unable to continue making payments, is a Short Sale of their home in Arizona.
 
By definition a Short Sale is a regular resale with one distinct and significant difference.  The agreement of your lender(s) to accept less than the balance owed on the loan(s).

arizona: The Importance Of A Home Inspection - 07/24/16 01:06 AM

 
Part of the home purchase process includes an "Inspection Period" - even if it's an "As Is" purchase.
 
The purpose of the inspection period is to permit sufficient time for the Buyer to perform their "due diligence" with regards to the property, the surrounding area, in fact anything at all that would affect their decision to move forward with the purchase.
 
One key component of the inspection period is a Home Inspection. 
 
In Arizona Home Inspectors must be licensed.
 
The purpose of the Home Inspection is to discover anything and everything about the existing property that is not functioning correctly, or not functioning at all.

arizona: Referrals In The 'Rain - Mid Year Update - 07/04/16 12:43 AM

For the period January - June 2016 we have received four "referrals" from four different Active Rainers.
 
Two of them turned out to be "non-starters" - which is par for the course.
 
Of the other two, one is a "solid Buyer".
 
The other - a listing.
 
Both at price points in our target market.
 
Another instance proving the value of Active Rain participation.
 
We have not, so far, reached out to other 'Rainers to ask for referrals.
 
These came our way based on interaction in the Q&A, and on Blog Posts and comments.
 
Our referral "policy" is straightforward.

Whether a Seller of residential real estate attempts a "For Sale By Owner", or hires a Listing Broker to help them sell their home, they are legally required to disclose all material (important) facts about the property - even if they are not asked by a Buyer or a Real Estate Agent.

One of the "value adds" we bring to the table for our Sellers and Buyers, is that in Arizona, real estate brokers are expressly authorized to create real estate contract "language".  I know that this is not the case in many other jurisdictions, so this is NOT to be construed as legal advice.

It's a "partly cloudy" here in Scottsdale, Arizona - no "Rain" in the forecast.

arizona: Good News for Short Sale Sellers - 12/23/15 09:22 PM
Quoting from an email I received this week from Chris Combs of Combs Gottlieb & McQueen, P.C.:
 
"The Mortgage Debt Relief Act of 2007 basically provided that no income tax would accrue for the debt relief given to a borrower after a foreclosure or a short sale of a mortgage used to purchase a home or to make improvements on a home. The Act expired December 31, 2014.
 
Legislation was passed this week to extend the Act again, this time until December 31, 2016. In other words, any deficiency as discussed above will not be taxable income to a borrower if the foreclosure … (2 comments)

Peoria, Arizona, is the sixth largest city in Arizona with regard to land area, spreading out over 141 square miles.  And Peoria is the ninth largest city in the state with regard to population. I came across a very interesting blog post - not on Active Rain - but on a sub domain of housingstorm.com.
The author, Elizabeth Weintraub, apparently shares my perspective on the distinct differences between listing and selling REOs and successfully listing and selling Short Sales.

Apparently I unintentionally offended my friend Andrew Monaghan with one of my previous blog posts:

In what I thought was a friendly, spirited debate, his response to my response to his comments was to remove his comments and advise that he would not be doing so again.  Not the response I was expecting!!

The 2007 Howard Brinton Star Power Annual Conference is just around the corner - literally!  It starts on Wednesday here in Phoenix Arizona attended by top real estate agents from around the country..  Due to some trigger happy "red x issuer" last time I posed this question the previous post isn't even searchable!  Suzanne and I will be there - for once we don't have to travel out of town for a major real estate event!

Vistancia, voted one of the Top Ten Master Planned Communities in the nation for the third consecutive year, is a thriving area of the northwest valley, in Peoria, Arizona.  Unlike the Verrado® Community, where the developer DMB built Main Street before building the homes, Vistancia took the opposite approach.
