">Each month we report the statistics gathered from the two MLS organizations in which we participate - the Mobile Area Association of Realtors and the Baldwin County Association of Realtors. We were suprised the number of sales was down from the previous month. Normally June's numbers are a little higher than May's but that was not the case this month. The median sales price in both counties went up.
These statistics include both single family and condominiums in Mobile County. In Baldwin County, the numbers are for single family homes only.
Units Sold
As mentioned, the number of units sold was down in both counties. In Baldwin County, the number of sales decreased by 4. In Mobile, the decrease was much more dramatic. Overall sales are down 23% in Mobile County and 27% in Baldwin County compared to last year. Here is the spreadsheet and chart data.

Median Sales Price
The median sales price for homes in both Mobile and Baldwin County rose in June compared to May. However the price is down compared to this time last year. In Mobile, we have seen a 1% drop in Median Sales Price, while in Baldwin County it has been 9%. Here is the spreadsheet and chart data.

The number of units available for sale rose in June Mobile County by about 100 and it decreased by about 100 in Baldwin County. Compared to this time last year there are roughly 700 additional units for sale in Mobile. In Baldwin County, the units available has remained consistent for past 12 months. Absorption Rate can be used to look at what type of real estate market a particular area has. The data represents the number of months of supply of homes are available. In months where the number of sales is down (like it was in June), the absorption rate will also increase. In Mobile the absorption rate has increased 65% in the past year.
