 Want to visit or perhaps move to a great small town just west of Cleveland.  Check out Avon Lake. Avon Lake is located 18 miles west of downtown Cleveland and 10 miles east of downtown Lorain. Elyria is 15 miles southwest.

A little history. Avon Lake was first settled in 1812, when the area was part of Cuyahoga County (it became part of Lorain County in 1822) and separated from the Township (now City) of Avon in 1915 to form the Township of Avon Lake. Railroad tracks are the point of division between the two cities. Avon Lake gained city status in 1960 with a population of just under 10,000. Avon Lake's current population is slightly under 20,000 and is continuing to grow.  When I had moved here some 20 odd years ago I moved into what I latter found out was a fisherman's cottage.  What I had learned was that the town was a popular Lake Erie fishing spot. People would rent a home for a few weeks and fish up here. People living in the South also tended to have second summer homes here to get away from the southern heat.

  As of the census[1] of 2000, there were 18,145 people, 6,711 households, and 5,133 families residing in the city. The population density was 1,630.0 people per square mile (629.5/km²). There were 6,934 housing units at an average density of 622.9/sq mi (240.5/km²). There were 6,711 households out of which 38.4% had children under the age of 18 living with them, 66.8% were married couples living together, 7.1% had a female householder with no husband present, and 23.5% were non-families. 20.3% of all households were made up of individuals and 9.0% had someone living alone who is 65 years of age or older. The average household size was 2.70 and the average family size was 3.14.

In the city the population was spread out with 28.9% under the age of 18, 5.0% from 18 to 24, 29.5% from 25 to 44, 25.0% from 45 to 64, and 11.6% who were 65 years of age or older. The median age was 38 years.

Major ethnicities in Avon Lake include German (36.2% of the population,) Irish (22.7%,) English (13.9%,) Italian (11.4%,) Polish (7.3%,) and Slovak (5.3%.)[citation needed]

 Avon Lake has shown some increased activity this past 2 months in the housing market.  The current numbers from the MLS has shown a current positive inventory of homes at 302 down from 317 last months with a 40% increase in home sales from March.  The average price per square foot has been $111.00 per square foot and the average market price of homes in the area at $329,000.00.  Home values continue to hold well compared to other surrounding towns and cities in the Lorain County area.

Avon Lake continues to be a great place to live and raise a family as the school system gets solid high marks in the county and our city recreation department increased staffing to accommodate the increased number of city team sports and activities available during the summer and upcoming fall season.

     

Approximately 220 acres (0.9 km²) is designated for parks and playgrounds. Avon Lake operates six community parks; Blesser Park, Miller Road Park, Veterons Memorial Park, Weiss Field, Avon Lake/Bay Village Park, and Bicentennial Park. Five neighborhood parks managed by the city are; Belle Road Park, Inwood Park, Overlook Park, Resatar Park, and Sunset Park. The city also operates the Ellen Trivanovich Municipal Pool, which was built in 1962. The pool is 10,000 sq ft (929 m²). in size, consisting of 3 rectangles, each 60 ft. by 120 ft., excluding the baby pool.

I was so impressed with the city turn out for the local carnival on the West end of town and impressive firework show we had on the 4th of July. 

 

 Avon Lake is a business-friendly community with room for growth and expansion. Within the last five years, we have welcomed many businesses into our city.  Three major industrial facilities (Hinkley Lighting, Chemtron and Danco Metals) relocated their businesses to Avon Lake; eight facilities have expanded their businesses.

and Zillow are great programs however they are not local.  They are not current to activity at the minute and projections on values of homes are questionable based on global measures and not having local information as a local Realtor would.  So what to do?
