We have had a lot of opportunities in our nearly 5 years of home staging in Cincinnati and Northern Kentucky to work with condominium owners in preparing both their owner occupied and their vacant condominiums. 

There are unique challenges faced by condo owners that make staging a compelling solution.

  1. DIRECT COMPETITION!  How often do you see several "face off" options in condo developments where floor plans and pricing are similar with the WOW! factor offering the most significant advantage.
  2. FLOOR PLANS!  Often the open floor plan concept and the need to live creatively with smaller spaces drives the need to stage vacant condos to show prospective buyers the livability of the space.
  3. DECOR!  Tired doesn't sell when the competition down the street might have a new coat of paint and updated light fixtures.  It is smart to set a budget and do some low cost upgrades to improve your standing against the competition.  A stager can help you make wise spending decisions.
  4. CONDO FEES!  High carrying costs are a compelling motivator to push for a faster sale and putting your best foot forward is the way to get there.

Jo:  This is a good post, and condo sellers should pay attention.  I usually print out the MLS photos for neighboring condos - usually from the same complex - to share with t he sellers when I'm doing a Staging consultation.  They get a good idea of what their place may look like if they DON'T Stage!  Messy and cluttered small spaces really don't look good...Happy Staging - Julie

Hi Jo: Great post! Ripe for reblogging;o)) All condos should be staged especially if there are other units for sale in the same complex. I like Julia's idea of printing out MLS photos of the other condos for sale so they can see what they are competing against.

Julie-Great idea with the MLS photos.  That can work both ways.  The neighboring photos might look great and it helps the seller understand their need to be competitive.

Jo, great post!  All key considerations when selling a condo.  When they have a choice of similiar units, you need to give them a reason to select your condo.  Staging can differentiate you from the competition.

Michelle and Michele,  Thank you for your comments.  I have found that the condo market is especially in need of staging in these competitive times.  Not only furniture in a vacant but we have also coordinated contractors as they work to cost effectively update units with paint and light fixture upgrades.

Thanks for the post and yes CONDOS, TOWNHOMES, ANY HOME can benefit from staging in this market. This condo looks fabulous. THis is the time that all properties need staging to RISE above the competition

With the increasing competitiveness of the market your comment can also apply to houses.  When several similar homes in a neighborhood are on the market the similarity of floor plans can drive the same challenges.  Jo

What a difference you have made for these condominium owners!  Without the assistance of a professional home stager, selling a vacant or occupied condo can be very difficult.  Your work speaks for itself...just beautiful!

I have a condo complex where I've sold alot of condos over the years.  And the staging sales talk is alot easier when they have such vivid examples of the differences between staged and unstaged right in their own floor plan.  Good job.

Amen! We've staged a multitude of condos in the last 2 months. Recent feedback we got from one downtown project...
