My Response to comments made, to Having Trouble Getting Leads!

Thank you all for your comments and concerns on my blog. To all of you concerned with the safety aspect, I usually stand outside and let the buyers go in and look at the vacant home, I tell them when there done to come out and let me know what they thought of the house.

By standing outside of the listing waiting for my clients, I have acquired many leads. I have closed two of them, I am in escrow with two of them and I actually received two listings. It is not always the person I meet but someone they know.

I think it is worth every second, all you have to do is show up a half an hour early, wait for your client and walk around outside. Someone usually always stops to ask me if I am an agent , then they want to see the house.

I hope I responded to everyones questions, Now I want to hear from someone who tries it.

Kelli, I think I would be a little hesitant to allow someone in the seller's house alone - I just feel like I should be there to keep an eye on things - what if they pocketed jewelry or something?  Maybe I'm too hypervigilant or something.  Maybe if the house was vacant, had no copper in it anywhere and the windows were nailed shut I'd feel differently.  Maybe it's a sign of the times or something?  Love the idea of getting there early but letting someone in alone?  Don't think I could.  I feel too responsible.

Interesting, Kelli!  This might work particularly good with especially hot properties that are getting lots of lookers, or those in high density areas where there are lots of people around.  Our mostly rural areas around here are less likely to have anyone come by, but I did have 3 others stop by while I was showing a property once, because the price had just been slashed. (hint, hint) :)

I have done the same thing and have gotten leads as well so this method absolutely works!! and like you I only do this with Vacant homes.

 Let me emphasize that I ONLY DO THIS WITH VACANT HOMES!!
