The best thing that ever happened to my Real Estate Career was my Geographical Move. I will admit that it was a bit scarry at the time. After all I was the Number 1 agent in the Number 1 office for the entire County. Folks this was not your typical I'm number 1 advertising ploy used by every agent that comes down the Pike.

No these were accountable statistics. At that time the Brokerage that I was affiliated with had a 35% market share. I was there Number 1 Agent. Life was Good but not Great. As I began to look around I could see that there was more to Life.  I could also see a pattern of complacency. My wife and I ( were now married for 35 years ) and our children were not growing or exploring all the wonders that life had to offer.

I remember that Friday afternoon as clear as day. I had spent most of the day prospecting and returning phone calls on my active listings. When I arrived home for a bit of lunch my wife asked if I had any plans for the weekend?   Yoko my lovely Bride of 35 years     After thinking about it for a while I blurted out " Yea Lets Move " . I definitely had caught her off guard. My reasoning was that not only were we stagnating but in this small community there was nothing new going on and definitely nothing that we had not done at least 50 times each.

So what were the benefits to me moving. At the time that I was working in my small community the average sales price was about $60,000 and the average time on the market was 210 days.

In my new Market Area, a west side suburb of Portland Oregon the average sales price was $120,000 and the average time on the market was 21 days.

I had a lot to absorb in a short time. The first 2 weeks were spent driving every street in the new area. Armed with a few active listing comps of vacant homes I went from neighborhood to neighborhood. It was a great learning experience, one that I would not trade for anything.  In the months and years that followed I have kept to that regimen.

My current market area In Portland Oregon is a large geographical area with a lot of diverse neighborhoods and price ranges. About every 9 to 12 months I choose a neighborhood that I have not been through in a while. I cleanse my mind of past sales and listing presentations. I arm myself with fresh active listings comps. I drive up and down the streets going through as many vacant homes as I can.

The end result is that I always come away with a renewed vigor and fresh perspective of what is happening in the neighborhood. This whole process helps me avoid losing great listings that I could have taken but didn't get because of past experiences. You know that old knowledge ( last year that house would of only sold for .... ).

Move, I implore you!  Get out of your comfort zone. You will amaze your self as to your abilities as a real estate Professional. I guarantee it will keep you from becoming irrelevant in your market.

I also moved about 5 years ago and yes, you keep the knowledge, the negotiating skills and all the other stuff you have learned over the years.  The problem is the way the long term agents are protective of their areas, treat you like you are new to the business and know nothing and are basically exclusionary.  It is hard to break through all of the politics and other stuff, other than just selling real estate.  Learning a new area takes time but the skills are still with you.

Diane : I guess I have been blessed with many A-ha moments in life. And I have embraced them all.

Miriam : Just before I moved I had been to a seminar in socal. At that seminar there was a Real Estate Rookie who had been invited to speak in front of the 3500 attendees. The Rookie had only been in business for 5 1/2 months. His production was so astounding in an area that had been dominated by several big Brokerages and there SuperStar agents that this speaker wanted to find out how he did it.

His first question to the Rookie was the following. " With this much production in that short of time you must have done almost every transaction there was , are you the only agent in this city ? " "Pretty Much" was his response. The speaker went on to tell us all how many long term agents in that city there was and how they had dominated the scene until the rookie came along.

You see he never new they existed. In his eyes there was just a market.

David and Tonya : The small town was Coos Bay on the coast of Oregon. I had lived in the Portland area 13 years prior but never on the West side. Portland is divide by the Willamette River and a Hilly section just behind the City to the West. In general people live East of the Willamette or West of the Willamette. As a side note the area that I lived in for awhile was Aloha.

I wish I could talk my husband in to relocating to Florida. Don't get me wrong - I LOVE Living in Santa Claus Indiana but it is a SMALL Market and bursting at every seem with Realtors. The company my husband works for is Kimball International and they just recently got involved on something they call "Xtream Systems" and the headquarters are in Vero Beach Florida. www.xstreamsystems.net My husband has been in with this project since they got started and well; I'm not saying that Florida will be easier than it is here (for me in realty) but the market is bigger and I just think I would have a better chance at success - without him losing his career.

Maybe I'll show this post to him :).

Whether one makes a physical more or not -- it is important to get out of your comfort zone so you can grow.  I moved from San Francisco CA to Nashua NH and it has been quite an adventure!  Today it is April and it is SNOWING -- talk about getting out of your comfort zone!

Sounds like you are a fellow vet? My husband and I are both exArmy. Plenty of Guts when it comes to moving, not so much guts expecting the kids to lose their friends :( that's the only thing truly holding us back. If I HAVE to stay here I will just keep plugging but will probably have to take on a regular job in addition to the real estate.

Herb thanks you are right of course.  There is only the market.  I am a bit miffed today because I went to a listing appointment today and another  agent who is also being interveiweda got off topic (the property) and started to bad mouth me.  Taking the high road is of course what I will do.  Good luck in your new area.

Complacency or comfort always is the easiest route. But I've always found once you get the courage to make a change it always comes out for the best. I've never done anything that made me want to go back to the old ways.
