  I just spent an hour with a Realtor that was crying and moaning the "ain't got no buyer blues" and they are thinking about getting out of the business.......... My response...... GET THE F*&^ OUT!!!!  The last thing the public needs is a crying, whining Realtor or Loan Officer!

 Look, I am the first to tell you that things are tough. But they are not that tough!  There is money for loans.  I don't care what the media tells you.  We have money to lend!!!! So does every good, capable loan officer on the rain.  Don't believe me???? Call any of them.  Here try Jason or Eleanor or any one you want.

 Granted, things are not slutty loose like they use to be for stated income, but if you can document your income and have actually attempted to pay your bills, then yes you can buy a home!!!!!  Down to a 580 credit score, you can own a home!!!!  USDA Rural Development, FHA have money to lend.....  Look don't comment that both just insure the loan.... without them there is no loan.  Conventional loans to 95%....... yep still there!  You might not like the payments, but so be it!

 Bottom line......... GET OVER IT 

I agree we need to let up on the self employed and bring back stated income, BUT you know what, no one held a gun to John Q Public's head to buy homes, most thought that the boom would go for ever (such fools) and you won't get it so easy again.  But there is business and smart professionals are getting it done.

You are soooo right.   But I think the lack of buyer confidence right now is the election, the stock market AND the talking heads on TV going blah blah blah no money no credit available wahhhhhh, just to get ratings.      Looks like the election is just about decided, and the other things will work themselves out..  and maybe then we will see the buyers coming back to the market.

Couldn't agree with you more. There is good money for mortgages out there. It just isn't as easy as it used to be but it's there. Life goes on. Like Las Vegas, excellent buyer opportunities right now.

Amen!  My husband and I listen to the news, then look at each other and say, "are things really that bad out there?"  Now, I don't mean we're oblivious to what is going on, but we have heard newspeople say, "you may go to the ATM and not get any money out!"  "You cannot get a loan to buy a new car!"  WHAT?  Okay, maybe not every breathing being can now be given a virtual blank check to buy a house, but geez, none of my clients are having those problems and quite frankly, there are STILL people with shaky finances getting loans.

Thanks for the kick in the pants!  ;-)   (slutty loose - okay, THAT still has me in stitches).

Indeed there is Joe.  I had two recent inquiries surprised that money is still even being lended.  I laughed at first but perception can be kind of scary.  I've closed two loans this month, both purchase money transactions.  Business is out there, loans are available, it just may not be as easy as it once was.  And that's not necessarily a bad thing.
