Top Ten Staging Tips - Staging is not just decluttering!

Before:  Notice this bedroom has way too much furniture.       After:  The cabinet on left, armoire, chest, chair, and storage unit were all removed.  "Decluttering" is not just removing small collections, accessories, and "stuff".  Most times people have way too much furniture.  By removing unecessary furniture and just leaving the basics, the room appears much larger to buyers.

1- Remove clutter including excess furniture.

2- Clean it up.  Spic and Span rooms make the whole house appear well cared for.  And, costs you nothing but a little elbow grease.

3- Make sure paint is neutral.  Neutral doesn't necessarily mean white.  There are many versions of tan that really warm up a space and add life to a room.

4- Make necessary repairs.  Cracks in plaster, leaky faucets, torn screen doors or broken doors or drawers send red flags waving to potential buyers.  Repairs will surely cost less than the deductions people will make in their heads when they see items that need fixed.

5- Smells really make buyers head for the hills.  Pet odor, musty smells, or just plain dirty smells are a sure-fire way to make people turn right around and head out the door they came in.

6- Curb appeal is something a lot of homeowners neglect.  They look at the inside of their home so much more than the outside, that they forget what people see when they walk in the front door.  Don't come in through the garage.  Walk in the front door and look for unsightly weeds, dead flowers, empty pots, or toys.  Clean it up, spruce it up, repaint the door and add something for people to look at when they ring the bell.  A chair, bench, wreath, or bright new flowers add pazazz!

7- Lighting is key to making a home appear bright and airy.  Open the windows (coverings), put all the lights on, and make sure you have at least 3 sources of light in every room.

8- Update!  If your home is in need a few updates, spend a little to recoup a lot.  A couple of new lighting or faucet fixures in a bath do wonders in a buyer's eye.

9- Don't forget the closets and drawers.  Potential buyers will open cupboards, closets, yes even refrigerators if it's included.  Make sure the closets are purged of unnecessary items, off season clothing, too many shoes, and storage items.  Get stuff packed to move to your new home if it's not needed.

10- Furniture, artwork, and accessesory placement is key to making your home sell faster and for more money.  In these slow economic times, watch for the details.  Furniture should be placed for a nice flow, should be in scale with the room, and limited to just what is necessary.  Artwork should be at a normal eye level and again within scale to the walls and furniture in which it is displayed.  Accessories should be kept to a minimum, and sized accordingly.

Do you have any tips for vacant houses?  Although people can "mentally" see their stuff inside a vacant home, I think it would show so much better if there were a few pieces of staged decorations or furniture, but I am not sure.

Great post. If they can smell it, I can't sell it. I also like your comment about paint. Too many people think neutral means white.
