3 Tips to Being Successful in this Market

Everyone is aware of the current crisis with the economy and the involvment of the real estate market and lending.  Obviously this is not the time to buy, which in turn makes it tough to sell.  The top thing to acheive now is "brand awareness".

1)  Build your database- Spend some time putting together a database of homeowners in your area.  Once you have this database, send out newsletters every quarter.  Do not send them out too often or else people will not read them.  Focus on the reality of the market and do not try to press to get their listing or to get them to purchase.  Also include something about yourself in each newsletter so that they get to know you.

2)  Develop your web site-  Right now everyone is feeling the pinch of the economy.  Due to this, people are not investing as much in their businesses.  Now is the time for you to take time to learn the basics of web sites and how to optimize them yourself.  Once the market turns, you will be on top.

3)  Honesty- Be honest with your current clients.  If you have their listing, let them know that now may not be the time to sell.  If someone comes to you for a listing, do not be afraid to let them know the reality of the conditions.  I think spending this time "coaching" people on how to handle their real estate investments will pay huge dividends once the market turns.

Just a few thoughts.  Many of you already are probably doing this, but just thought it would be a good post.

Yeah, that is for sure another one.  I have just come across so many agents recently that are hurting and thus giving up what they have worked so hard to get.

Rob.  It IS a time to buy in my market in MD and VA. Prices are at 2003 levels and the inventory is tremendous.  A buyer never had it so good.  I've got first time home buyer programs and good lenders.

We're selling.

It is slow and I'm using the time to increase my web presence, but the buyers are here.

I wish things were good out here in Hawaii.  I more in the second home market so people aren't as willing to purchased a second home right now.
