I always seem to run into agents that attempt to go after fsbo's and never do well with them. I think alot of times its that first contact that spoils the pudding, they either come accross as demeaning or arrogant to the homeowner and when they meet with some resistance they turn a little cold towards that seller

and have destroyed any chance of future relationship.

Try pulling a few FSBO's to add to your property tour with your buyers and show the sellers of the FSBO's that you actually have clients that could potentially buy their home.  If they are serious, they will follow up with you and you won't have to call them.  That is your key to starting the relationship with them, but FOLLOW THEIR LEAD!

I haven't been present to observe any such contacts so have no personal knowledge.  Given that, I'm hesitant to criticize other agents.

I must start by saying it's not about the seller it's about the agent, you must go with warmth, concentrate on doing a sit down with them and finding out first about why they are selling, where they are going, if their looking for a new home or have found one. Most agents make the mistake of getting right to the point.

In order to be successful in real estate you must be succesful in costumer service first.

Great comment on last post-you have to show FSBO's that you have some potential buyers for their properties.  Show them your value on getting the property SOLD.  It may take sometime but you already know they want to sell.  Hang in there it may be worth your time.

Hi Mike;

Expired FSBO's can be a tough prospect to sign-up, they already have made the decision to do the FSBO thing because they don't want to pay a Realtor commissions, but most of the time their selling price is higher than the other homes listed for sale with an agent, they need guidance and they need to trust you.. You should take a different approach. Get to know them and sell yourself and your company. Instead of trying to be like most Realtors who try to convince, or scare the FSBO into listing with them, try to partner with them. Good Luck!!!
