Money Well Spent or Money Down the Toilet?

Money Well SpentI recently had a conversation with another agent regarding a soon-to-be-seller.  She indicated that she had just recently met with a local family that are preparing to put their home up for sale soon. They have owned their home for over 20 years.  They know that there are things that must be done to the house to get it ready to go on the market.  So, they started working on things that they felt were important to do, BEFORE consulting with an agent.

In the last couple of months they decided that their landscaping was looking very unappealing.  So they hired a professional landscaper to tear out all of the old plants and trees and start fresh.  They have added some bushes, shrubs and flowers.  They trimmed up the yard and it looks very appealing now.  This home that had no curb appeal, now looks handsomely manicured and welcoming to a new buyer. The homeowners are proud of their new project.

HOWEVER, the inside of this 30 year old home still has original and worn out carpeting and flooring. The inside and outside paint is 15 years old and the wallpaper is 20+ years old and very old fashioned.  The bathroom vanities are original and so is the kitchen.  The inside of the home needs a serious going over to spruce it up and bring some of it to today's standards.  Now, I am NOT advocating that a new kitchen be put in. We are still in a declining market here.

Come to find out,  the owner spent over $7,000 in the landscaping alone.

So, they have decided that they have no money left to do anything else inside or outside the home.  They are considering declulttering the home of their 20 years of accumulated items, but that's it! And then they will be putting it on the market.

Now my question is whether that $7000 was money well spent, or whether that was money down the toilet?

Now mind you, I am certainly not discounting the importance of attractive curb appeal on the exterior of a home...In my opinion, if I this were my customer and I knew ahead of time they were planning on spending $7000 to put the house on the market, my feeling would have been to use the $7000 to clean up the outside flower beds, pull the weeds and plant some pretty flowers themselves. I would advise them to declutter, paint the inside and outside, remove all old wallpaper, replace at the very least the carpeting, and money permitting, replace the bathroom vanities.

It pays to talk to a professional before getting ready to place your house on the market.

I would bet that this thirty year old home hasn't had the plumbing or electrical updated either. Those two items are going to be a red flag for the four point inspection. Keep in mind that any home over thirty years old is going to need a four point inspection for a new insurance policy. The insurance company usually wants any item thirty years or older updated. If you can't get insurance then you can't get a mortgage.

 As to your question I would say that it was money wasted.

Hi Greg, Agreed, the money could have been better allocated with the help of a professional. Spent on the correct items it would have made the home quite attractive and marketable!

I, too, think I would rather have seen some work done inside.  Curb appeal is super and can draw a client there but then client can get very upset  with interior.  In Tennessee, we have so much natural beauty with the Great Smoky Mountains, I think the insides of the cabins would be more important.

Hi Greg, Always good to have an inspectors viewpoint.  We are hearing that four point inspections are being required here on some properties that are over 30 years old.  Citizens is currently requiring them on houses over 50 years old.  GREAT point!  No insurance - no mortgage - sooo true!  Thanks for stopping by!

I have had this problem before especially with some of my middle of the road priced homes.....they go and spend to much on things that just don't matter......I remember one listing they had this great unfinished area downstairs and finished it against my recommendations.....I told them to put a third of the money someplace else and keep the rest......anyways I remember during the negotiations the buyers made comment that they would have paid more if it was unfinished because now they have to rip it all out......my clients were stunned......lol....man sometimes we do know what we are talking about.....lol.....

Hi Todd, Well these sellers did the landscaping without consulting an agent first.  Unfortunately from what I am hearing this may very well be one of those homes that sits on the market indefinitely before it ever gets an offer.  Too much money thrown in the wrong direction is just money down the toilet!

Hi Sandy. I would say down the toilet.  I have had a potential seller tell me he didn't want me to come over and tell him what is wrong with his house, he wanted it to be perfect when I first saw it. He wasted money on flowers and landscaping instead of fixing a broken sliding glass door. He now says he doesn't have the money to fix that. Sound familiar?

Sandy - Not down the toilet, but maybe stuck in the drain. I think you hit it properly. They should have consulted with someone who knows, like you, and based on their budget, do the things to get the most bang out of the buck. Landscaping is nice, but not if they turn around after getting them in the home.

Hey Fred, You're right - money stuck in the drain.  Had they consulted with a professional first, they may have been able to spread that money around and handle a couple of diffferent items that needed to be done.  Well, I wish them the best. I hope that they are able to sell under that current set of circumstances- I don't know though -not going to be easy!

I think the landscapers make a lot of money.....lol

$7,000 on the interior would have netted more money in the end.  Clean and appealing on the outside could have been done for less????  By neighborhood youths with a need for a little money??

$7,000 for landscaping!!! I hope that was a huge yard!!  Sorry, but I think that was a complete waste of money.  Nobody is going to care that the outside is perfectly manicured if the inside still needs to be completely updated.  Like you said I would have directed them to remove the wallpaper and paint the walls.  Maybe update the kitchen if the budget allows.  In my opinion yard work can be done cheaply on your own.  Granted curb appeal is important but in my experience kitchens and bathrooms sell houses not yards.  Of course people could look at things differently in your market.

Hey, I would say so!  I agree that $7000 could have been put to go use in other areas of the house.  And they could directly impact those items positively towards a sale on the home!

Hey Justin, How are you today?  Working hard?  The yard is 1/4 acre.  I'm not really sure where the money went.  I think you're right on target - kitchens and baths do sell homes. But I think paint inside and outside and fresh carpeting/flooring are a necessity first, then they could look to see what is left and shift to baths, What can you do?  Their money has been spent. It's too bad.  I also agree that yard work can be done cheaply on your own.
