Del Mar, California is a charming, affluent seaside town about 10 miles south of Carlsbad.
Home of the famous Del Mar Race Track and Fairgrounds (site of the annual San Diego County Fair, among numerous other events), Del Mar real estate is some of the most expensive in San Diego County (La Jolla - its southern neighbor - Coronado, and Rancho Santa Fe being the other high end communities).

Del Mar's commercial area is clustered along historic route 101 (called Camino Del Mar in town), just a block or two from the ocean. There are loads of upscale shops and boutiques along this tree-lined street, with glimpses of the ocean, and a fine selection of restaurants and cafes (a few offer ocean views, especially the ones on the upper levels of the shops at the north end of town). There are some well-known restaurants along the beach as well - Jake's Del Mar and The Poseidon offer great ocean views and wonderful seafood.
The upscale L'Auberge Del Mar Resort is at the north end of town. The resort is well known as a sophisticated luxury hotel (yep, that means expensive) with a popular spa, restaurant (Kitchen 1540) and ocean views, and just 1 block from the beach and an attractive community park. Recent significant renovations have created an even more spectacular place to get away and pamper yourself, or celebrate a special occasion.
Unlike some other towns, parking along the main street in Del Mar is strictly monitored, so be careful where you park and for how long. There is parking on the side streets in the residential areas but that can be challenging as well.
Del Mar offers those with a healthy budget the opportunity to live in a charming residential area on either side of the coast road in a hilly area, possibly with ocean views and within walking distance of the village. Given a median sales price of $1.5 million over the last 6 months (average price is about $2.11 million, with 11 properties over $10 million currently), Del Mar remains a rather exclusive community, and boasts the most expensive sale in San Diego County (a little over $48 million) as well as the most expensive current listing ($76 million).
There are 22 detached homes in the Del Mar real estate market in the Very Walkable category, ranging in price from $1.699 million to $19,950,000. Prices, in part, are due to the proximity to the ocean.
If you want to be ocean-front (or across the street) and are OK in the Somewhat Walkable group (some amenities within about ½ mile, some less), there are 3 homes in the Del Mar Beach Colony (to the north of town) that may suit your taste, provided you have a substantial budget - these beach homes range from $3.75 million to $26,000,000 (ocean front). Keep in mind that while homes may fall within certain distances, walkability will depend on your own personal preferences.
There are currently only 3 attached homes in the Del Mar real estate market in the Very Walkable category, priced at $695K, $1.495 million, and $1.595 million.
