Countrywide Short Sales - What's the latest 411??????

I have one short sale listing with Countrywide. 

I received 3 really good offers on it.  Did everything they asked, they even stopped the auction that was supposed to be on 10/22/08. Then I got the sound of CRICKETS from them.  Nothing, nadda, zilch!!!! 

It's now January '09, the auction has been reversed (totally stopped), all my  buyers walked and I had to lower the price to keep up with the market.  I am currently waiting on a new offer. So, they are not foreclosing, they are not approving a short sale, what the heck are they doing???? Anyone???

My other short listings with other lenders seem to be going par for course.  Something has to be going on internally there???

The short sale "experts" in loss mitigation have all been off for Christmas and New Years and are still hung over.

Countrywide has become THE Worstlender to short sale, bar none.  Well, MAYBE Option One!  We used to get short sales through their loss mitigators in 30 days, now it takes far longer than any other lender we work with. 

Trying to get a response from the loss mitigators is like pulling my dog into the Vet's office.  The only thing you can do is be diligent in followup.  Multiple times daily if necessary.  By e-mail, fax and phone. 

Here is a trick that has increased or contract rate significantly!  Call the first thing in the morning just as they get to the office and before they get into their meetings, on the phone or immersed in their files.

When you call the LM, you may only end up with the gate keeper.  You notice that you will get the LM's phone information only after you have had a contact with them - after they contact you.  CW no longer gives out the LM's phone information. 

However, I always insist that the gatekeeper try to get in touch with the LM.  If unsuccessful, then I have them leave a phone message and an e-mail.  I will do this daily.

If I get no response, I will insist the gatekeeper contact the LM's supervisor, with a phone message and e-mail if necessary.

Last example.  Contact the bank's customer relation's department.  Not the Customer Service department - they are usually your first contact and are only "collections".  I have had a customer support rep save me several times, including walking to the LM's desk.

Just wanted to update on this short sale.  I received an approval, however all 3 of buyers walked away.  Then they changed the locks and I was undable to show the home.  It took 4 months to get the key problem worked out. During that time it was "temporarily off the market".  They never foreclosed because of the moratorium.  I received new offers in April 2009 and I'm praying  that I have the new approval by the end of July.  So far the buyer is willing to wait until August. Fingers Crossed!

During that time I have closed 9 other short sales.  This one being the only one with Countrywide.
