I heard someone once describe the IRS as "strict, procedural and capricious", so when contemplating a Section 1031 tax defered exchange, seek legal tax advise as well as the "right" Qualified Intermediary such as North Star Deferred Exchange dba in Wisconsin as M&I Exchange Services. North Star Deferred is a wholly owned affiliate of M&I Bank which is arguably the safest bank in the country to park exchange funds for that pariod between selling the relinquished property and purchasing the replacement property. Thanks for the comment. I don't think any bank is "the safest in the country". However, using Tim and others for commercial at M & I, I know they do a bang up job. The IRS Section code 1031 requires strick adherence, but my attorneys both are major players in Milwaukee, and right now I have faith in my title company as a facilitator.
