We have had an auction, two open houses, a brokers luncheon, ran an ad in the newspaper, magazine, army times, have placed your home all over the internet including all the major sites and even blogged about it several times. As I told you at our initial interview we are in the business of selling homes not listing them. We have had 12 people view your home, an offer at a little below the recommended price that I showed you at that initial meeting and although I was willing to take it at your price as I said for ninety days and if it hadn't sold it would be time for a change. Well it is time for one of two changes, either you agree to lower the price as per contract 10% a month till the home sells or the listing expires or I give you your home back to do what you wish to do and you will have my blessings and best wishes.
After mailing this the sellers responded with over 30% in price reductions in the last two months and a sell.
