MARKETING GAFF OR SIGN OF THE TIMES?

It might be a good song title "Where Have All the Sale Signs Gone",  or a new marketing plan, but  it was a problem last week.  I had clients from out-of-town who were trying to get familiar with the Ozarks.  They had been shopping on line, and found this Shell Knob agent  from  AR blog.
 

I stepped out of my normal territory to give them a tour of  property in a near-by area they wanted to see.  So I was at the mercy of 

1)listing sheet directions,

2) my map and 

3) For Sale signs

Signs, I presumed, would be on the vacant land to assist in locating each lot.  I wanted to have my clients compare these properties with ones closer to Table Rock Lake to be able make an informed decision.

Forget that!  In a newer development with paved roads and  a couple of houses completed, more than 40 lots, I found one For Sale sign.  No directional signs at the entry or corner of the subdivision, and then almost zero signs on the lots.

The listing sheets mentioned boat docks, but gave no directions to the docks.

We then tried to find a 35 acre tract a few miles down the road.  Followed directions, got to the road mentioned. but  again,  no For Sale sign, no indication of where this land for sale began or ended.

My question is: How do the agents of the listed property expect to market their listings? Not only asking where have all the signs gone, but I ask where have all the working agents gone?

Here in Colorado I can tell you that they are under the snow sometimes.  We often have for sale signs up when the lot is no longer on the market.  Perhaps it was nailed to a tree and never taken down, or sometimes it is frozen into the ground and won't come out until spring.  Then the agent forgets. or quits, or just never gets around to it.  There are some areas where I always have to take my plat map book with me as I know I will not be able to rely on signs at all.

I would welcome this "sign of the times" if I were you.  You can use it to really set yourself apart from the competition.

This ship shod professionalism has been around for as long as I've been in the real estate business, and I'm sure predates me.  I frequently come across properties listed in the Dallas multiple listing service that are without photos and have many parts missing like room sizes, etc.  I don't spend the time to research them to see if they'll match my clients, I just pass them by.  And we all know that's what almost everyone else is doing, too.

So it's bad enough that the agent doesn't take care of his business, but it is far worse, in my opinion, that we let him.  This kind of stuff is not only a poor reflection on the agent but on the rest of us as well because he/she is a member of our association and we allow that to happen.

But I've been complaining about shoddy representation for years.   You just gave me another opportunity to do it.  Thanks.

Guess I shouldn't complain, eh?  I only fight ticks and chiggers, with an occasional snake thrown in for good measure.  Speaking of which, my clients that day (even tho I sprayed them with Off), the lady said she found 13 ticks on her that nite!

Yes, you are right.  But it still reflects on all of us, and at the time, showed my clients that I WAS out of my normal territory.

Yes, Bill - a lack of professionalism has always existed.  In my MLS there is a large fine for not posting pictures in a reasonable period, and enforced.  I don't see the lack of room sizes, etc tho, probably because of the enforcement.  Heck - we pay enough for the MLS, we better keep it ship-shape!

This is so true, I once had another agent from another office send me and my client on a goose chase looking for property. He wouldn't fax over a plat, no sign on the property and we got lost from his directions. But I was bound and determined my client and I would find it, not sure if we did or not actually.

Out here in the sticks though, I did place a directional on a corner and 3 days later it was gone. Still to this day don't know who took it or where it is.

We also have these backwoods sellers that want to charge us rent to put a sign in their yard to sell there home.

Yes, I've heard of sign wars before.  Have to admit that there is even one individual agent that I'd be tempted to 'help' with her signs, but when you are out in the sticks, I believe it is up to the listing agent to make sure their seller's property is easily located.  So long as the seller approves the signage.
