I would lay out a sitemap of how you want it designed and what features you would like on it if you want a custom site. An agent friend of mine just spent 3,200 on a custom site and in my opinion, he spent 2,500 too much. Check out sites like placester.com or websitebox. Maintaing a site if you're not techsavvy will cost you a lot of time and money down the road.

Well, I'm fond of building my own, so I'm going to recommend WordPress with GoDaddy (or HostGator) as the provider. As far as someone developing your site for you, I'd recommend to stick local so you can easily communicate with them an go over designs. Plus make sure your contract states that you own the copyright to the site design and that they cannot use it elsewhere without your express written consent on a per client basis.

There are many to choose from. You'll probably want someone that builds with wordpress. Site should be mobile responsive. Decide is you want to pay monthly or one time. You'll still have to pay for hosting and domain renewals. There are so many things to consider, so start with price. Sites can cost anywhere from $500.-- to $5000,00+. Do you want idx? video? audio? newletter? social sharing? Theme needs to be researched even though it's fairly easy to change themes. Blog? Colors? Branding? Favicon? Copywriter? Professional photography? Security? Plugins? RSS? ESP? etc, etc.
