Lately my Northern Colorado real estate business has been quite active.  I have been able to work with several Buyers.  Many first time home buyers.  They all seem very interested in the opportunity for an $8000 tax credit.  Other folks are excited to relocate to the area and many of our listings need the proper attention as well. On top of that my community and church involvement, I have been away from home quite a lot lately.  My youngest daughter went to bed in tears this past Monday because, once again I was not going to be home before she went to bed. I have had the privilege of working with several first time buyers since the first of the year.  Most are looking for homes under $200k in Fort Collins, Wellington, Loveland, Windsor and LaPorte.  This price point has a very limited inventory.  Homes that are clean and not in distress are lasting only days before they go under contract.  Right now sellers are in the drivers seat.  Only problem is that so far so few sellers have tested the waters.  My advice to anyone considering buying selling or investing in Real Estate is to spend some time with a Real Estate professional an explore the local realities.  You might find that This is the time you have been waiting for!

 When I first attended Colorado State University I thought I was going to be a teacher.  I thought that was going to be in a classroom with high school students.  That didn't happen but I do get the opportunity to educate.  It takes time but it is worth it. With first time buyers I talk about all the reasons to consider owning vs. renting.  We explore their long and short term plans, career, family....  I spend a little time talking about any downsides of buying for their personal situation.  If they wish to continue I talk them through the whole process of buying.  We discover their own unique wants and needs.  I generally spend 1 to 2 hours with every first time buyer to prepare them for what's to come so they don't have to be surprised each step of the way.  The Stagecoach subdivision in Larimer County is located just northwest of Fort Collins.  It is about .8 miles north of the intersection of Overland and Vine.  Conveniently located 10 min. from OLD Town Fort Collins, less than 15 minutes to CSU.  With the recent improvement in local roads and trails, Biking has become safer and more practical for commuters.  It is also quite close to the foothills and the Poudre River.  Stagecoach has about 140 homes most built in the mid to late seventies.  Currently many of the homes in the neighborhood are being upgraded nicely.  In fact I live in this wonderful neighborhood and have lived here for over 15 years!  I find this is a great place to raise my Children. We hear alot of noise about this being a buyers market and that you can smell the blood in the water.  Well not so Fast!! I have several buyers looking for homes or condos under 200K in Fort Collins and Northern Colorado.  At this price point the homes are disappearing faster and faster.  One couples search is becoming quite challenging.  They started their search this week, we found of the properties they picked 4 of 8 went under Contract this week. Currently our data shows a 3 month inventory under 200k and going down.  This catagory acts much like and probably is a Sellers Market. We are attributing this to the very favorable interest rates, fairly stable local economy and the $8,000 first time home buyers tax credit. Yesterday I had the opportunity to Show one of our listings.  It is a wonderful 72+ acre parcel in northern Colorado.  Located about 15 minutes north of Fort Collins, This land has domestic water on site an additional well and a stream.  The mountain vistas are spectacular. It has been a while since I have walked farm land but the memories of my youth came rushing back.  I showed this land to a longtime farmer who has a dream to use this land.  It was also nice to hear some stories about farming and ranching in Northern Colorado "back in the day".  I hope he can make it work because I like his dream. It has been several weeks since we have had any snow in Fort Collins.  This morning it was sunny, calm and a great day to work outside.  Just after noon I showed a client a 10 acre parcel north of Fort Collins while comfortably wearing a short sleeve shirt.  Got home and walked The Stagecoach subdivision with my girls, distributing door hangers.  Now.
