I moved to Colorado in 1991.  I love it here and you couldn't pay me to move.  I've lived in Parker, Colorado for almost 13 years.  It's a beautiful place to live AND work.  (That's a story for another blog post!) We've had a VERY mild fall so far (I hope I don't jinx anything).  Yesterday and today we had 70 degree temps and tomorrow's forecast (provided here from our local 9 news website) is more of the same!  I can't think of any place I would rather be.  (OK, maybe Texas for a visit with our family, but just a visit.  It's just TOO humid.  Hmmm, maybe they'd like to move here?  Just a thought!)

Thanksgiving Challenge:  I'm thankful for Santa Claus A.K.A. my husband This will be the third year our office has hosted Santa Claus for the families of Parker and the surrounding areas.  Last year was the first time my husband Rich portrayed the legend!  We invited our past clients and friends to bring their kids, we told our kids to bring our grandkiddos and of course, we had other families stopping by to visit. We even had a group of teenage girls celebrating a birthday that came by to see the Jolly ‘ole Elf!  While my husband was sitting in the BIG CHAIR, I was playing Mrs. Claus, visiting with children and passing out small toys and candy canes.  This year we'll be at our Keller Williams Real Estate office at 11020 S. Pikes Peak Drive, Suite 110, Parker, CO 80138 at Saturday night...

I've always been confused by Daylight Savings Time.  Does it start in the Spring, when we Spring ahead??  Or does it start in the Fall, when we Fall back?? So, what's the best way to find the answer and end my confusion?  Why, "Google it", of course!  The answer (drum roll, please): Daylight Savings Time begins when we Spring ahead.  Therefore, Daylight Savings Time will be ending this weekend. The good news?  We get an extra hour of sleep on Saturday night.  (Woot!  Woot!)  The bad news?  It'll be darker, earlier.  AND some of use will go to work in the dark AND come home in the dark.  (Boo!  Hiss!) Don't forget to set your clock back on hour on Saturday night, November 6th, before you go to bed.  OR if you want to be official, you can change the clocks in your house at 2:00am on Sunda...

Parker Colorado Real Estate   An influx of Short Sale buyers in the Parker Colorado Real Estate Market. As Foreclosuregate heats up in the upcoming months one thing remains clear. Buyers of foreclosed homes will be unsure if their property rights and entitlement to a free and clear title will be absolute. With all the class action lawsuits and other legal actions by the Attorneys General of 49 of the states and The District of Columbia pending it is unclear how things will play out in the near or distant future. A recent article in the New York Times, and posted by Mai Ling at MSN Real Estate says: If former homeowners can prove their foreclosures were incorrectly processed, the new buyers of their foreclosed properties could get stuck in the middle of a legal mess that we can’t even fa...

A clear and marketable title passes to the new buyer through a Short Sale With all the recent news reports and discussion regarding the alleged fraud and inappropriate paperwork processing many lenders have been accused of in their foreclosure filings it raises an interesting questions in regard to the marketability of the titles issued to subsequent home buyers of these properties. A real estate transaction needs to have guarantees and assurances that the new buyer is purchasing a property with a clear title. This clear title is guaranteed by the Title Co which handles the transaction and insures that the property is transferred without any clouds on the title. This transfer of title is guaranteed by an insurance policy issued at the time of the transaction called Title Insurance. With...

More fun things to do with kids. If you haven't been to Sea World I suggest you make time and go. Our kids loved it but I think Jen and I loved more. When you hit Sea World San Diego don't miss Lego Land which is just up the road. They opened a new water park this year and we had a blast. I heard on the news last night that HUD has introduced a new program to help homeowners facing foreclosure.  They have instituted a program where they are now offering bridge loans of up to $50K to help borrowers transition a difficult time until they get back on their feet to avoid foreclosure. I'm going to check this out further but is seems like it could help some and just prolong the inevidible for others. I guess time will tell.

Foreclosure and short sale help. Price it right with a short sale There are many challenges facing the Colorado homeowner or investor who needs to sell their personal residence or income property in today’s market. We are presently experiencing one of the greatest reductions in market value in recent history. It no longer matters what you paid or what you currently owe on your property. The present value is only dictated by what a buyer is willing to pay for that property in today’s market. In an ideal world a seller would enjoy an offer on their property which would fulfill the payoff requirements of the lien holders as well as pay all the typical seller’s closing costs and hopefully put a few dollars into their pocket. Unless there is substantial equity in the property, in the real wo...
