Here's an example where a seller has maximized their deck space and forgotten all about safety. In this case, we have a deck on the upper floor which is almost at the height of the overhead electrical service wires. When it gets wet (and believe me that on the west wet coast, in our rainforest environment, we get a lot of wet), electricity is on the skin of the conductors because of micro-cracks in the insulation and if someone were to touch the wires then they would be stung, possibly with fatal results!

I recently had an inspection cancelled because my client learned that the listing information was incorrect and the property was right on the boundry with the municipality. In this case it was just outside in the rural district and on septic. This was enough for this buyer to walk away from making an offer.

On occasion, a home inspection report has as a recommendation... "further investigation required". When this 'call for action' is used effectively, what it means is that there is a serious condition that requires a technical expert's opinion on an issue.
Here's a case study where a risk has been identified and it requires a subject matter practitioner to be able to make a call on whether the issue should be acted upon. Last week at a home inspection in West Vancouver, a leak was encountered in the municipal water supply somewhere between the roadside meter and the shut-off valve in the house. Due to our recent cold snap and the associated freeze-thaw cycle, it's not surprising to find damage to water lines. In the photo, the rectangular cover plate has been removed from the in-ground water meter. The meter compartment was flooded and the sound of flowing water was heard. Obviously there is a break in the line or the water meter itself needs attention.
