The other day my lead generating service sent me people with a strong accent.  I assumed they spoke Spanish even though the name was not Hispanic.  I printed my flyers in Spanish and found a house buying guide in Spanish.  Then I went to meet them.

I was up early emailing some buyers about a house and the upfront money required.  I called the agent asking for utilities and was told that they were negotiating a contract.   I warned my buyers if they wanted any chance on the home they had better act fast.  They didn't and the house is gone.

I met an older lady while showing a house.  She was visiting her sister.   She wanted to see the inside of the home my buyer just told me she wanted.  I took her number and gave her my card.   In the end my buyer offered on another better home.

I have worked with the client before.  I thought we were friends.  I knew he was a bit difficult.  The first time I wrote 10 contracts, 2 on the same home.   I connected him with all my people.   Some of them wont work with him after the first buy.  My favorite loan officer asked me not to recommend her. Eventually the last contract closed and I became friends with he and his wife.

I try hard to recommend great loan specialists.   I have my favorite in Dona Jeka, Pacific Residential services.  My least favorite is big banks.  It isn’t that I am opposed to the idea of big banks it is more that there are so many levels of bureaucracy that the loan will be held up somewhere.  Today’s giant loan place is Quicken…..

loan officer: Questions about Harp 2? Is it ever coming? What are the fees? - 01/17/12 10:47 AM
OK I want to poll loan officers on Harp 2.  First when is your bank planning to offer the loan?  What will be the savings versus Harp 1?  Third  if you think you can meet the appraisal is there a good reason to wait for Harp 2?  I am advising a former client and am not on board with what my loan officer is telling me.   It was my understanding that the fees for Harp 2 were going to be less then Harp 1....  The loan officer said that she didn't believe it.  Does anyone know the answer?

I hate dealing with big banks.  It started a couple of months ago. I had new clients that came with their own loan officer.  They wanted to deal with their "own" bank.  The bank is Wells Fargo. The loan officer seemed competent and had been recommended by their previous real estate agent.  They asked what my opinion was....My opinion is that my loan officer can get a loan done in about 2 weeks and that big banks have lots of hiccups where one department does not deal well with the other departments.... Just like in real life there are real estate bullies.... Most of the agents I work with are hard working professionals who are trying to look out for their client and get the job done.... I respect that.....There are a few that are threatening when things aren't going perfect..... For example....
I am the buyers agent for a couple in Meridian Idaho...We went pending on 11/28 and had the inspection on 11/30.... Not bad timing....The loan officer supposibly ordered the appraisal on 12/7... Last week I had three people call me to try out their new and different websites...  It didn't matter to them that I had two websites and a blog.  www.debbieholmes.net, www.homepages.com/debbieholmes1 and this blog. If I just try their product my business will boom and my webranking will skyrocket!!!!!! Before I was a real estate agent this used to be a day off.  We as Americans are supposed to celebrate our presidents.  Today I will be calling clients and loan officers trying to take advantage that many of my clients have the day off.  I also might help my youngest son get ready for National History Day.  Things are looking up in the Boise real estate market.

For a slow market I seem to be busy all of a sudden. I showed house 3 days in the last 4.....  I showed my tenant houses and townhouses.  He is the best tenant I ever had.  I offered him the house he lived in. Hi except for the snow the day went smooth and the house on 1408 Dearborn St, Caldwell, Idaho has closed.  It took 2.5 months since I put the first offer in and 100's of hours of work.  I found the bank somewhat frustrating to deal with but if you keep calling things can be arranged.  I had help from 2 mentors one was Your Success Solutions and the other was Carl Williams (in Boise).   I also received a lot of assistance from my loan officer Dona Jeka and my Title officer Diana Stork  Without these mentors I would have stopped … (3 comments)
