So one of the questions asked of me lately is "what does it all mean?" How will the rate pricing change the industry? Will things slow down more? Is this the end of business as we know it? Are pigs growing wings as we speak?

So here we are in one of the craziest periods of time in the mortgage industry. Every day something else changes... lenders have closed shops, mortgage programs are morphing every day and now rate pricing changes... how does one keep up?
Surprisingly, there are a large number of mortgage loan officers out there that can't keep up. Remember, they got in this business in the past couple years and got into the habit of "cherry picking." A few weeks back I reported that Fannie Mae and Freddie Mac would be making changes to the way mortgage loans would be priced. As of today, that has finally become a reality.
Effective today, majority (if not all) of the major mortgage lenders have modified their pricing models to include additional pricing add-ons for those with credit scores under 680 and loan to value ratios above 70%. In laymen's terms, that means if you are not putting down 30% on a home purchase and a credit score above 680, your mortgage interest rate will be higher.
