momentum realty: Helping First Time Buyers Buy Homes - 08/11/20 01:23 PM
A couple of years ago, I made a deliberate pivot in my marketing to  focus on young people making their fist home purchase.   My thought process was this: I have my own young people and I understand their thoughts and challenges when buying a home. I have a lot of experience and am excited to share it.  For many of us, selling a home and purchasing another is just part of series of such transactions. Laws and rules vary by state, but we have lived the emotions already. We know what to expect. Working with a first time buyer is completely different. Not … (0 comments)

momentum realty: Buyers: Understand the home buying process - 10/09/19 10:45 AM
You have been renting for a long time and you are starting to feel like it is time to buy your own place.
There is so much information out there, it is hard to know how to start. Should you just get in a car and start driving around? Call on houses that look nice, and have a sign in the yard? Who should you talk to about financing? I am sure you see plenty of ads online--especially if you have been searching on house sites.
Stop! This is no way to conduct a home search!
It is important that you understand the process … (3 comments)

momentum realty: Updating an 80s or 90s House - 07/09/19 07:12 AM
I live and sell in a community where  A LOT of the homes were built in the 80s and 90s. As homes are turning over, there are some things that were done when these homes were built that are dated or ready to be replaced. I see, unfortunately, many folks who just want to leave all that for someone else. In this HGTV world, buyers are less enthusiastic than ever about taking on projects.
First on the list is updating kitchens and bathrooms. These are big projects and not everyone has the time or money to take them on prior to listing. If … (0 comments)

momentum realty: Wait! Is THAT Personal Property? - 06/19/19 07:16 AM
Keep in mind that I practice in Virginia. Your state rules about Personal Property, as it relates to home sales, may vary.
I recently sold a townhouse. The day before closing, I got a note from the buyer's agent saying that the powder room mirror had been removed and they hoped it was moved for cleaning but they wanted confirmation that it would be replaced before settlement. I contacted my sellers, who had already moved out of state and they said they brought it with them because it was personal property that belonged to them and would work in their new house. … (3 comments)

momentum realty: Busting myths about buying a house - 05/13/19 04:41 AM
For first time buyers who are just getting started in their search for a home, there is plenty of conflicting information out there. You might hear one, or more, of these statements, from well meaning friends or family.
All of the information that you need is on line.
You don't need an agent--you can just call the sign agent.
You can apply for your mortgage on line. Just fill out the form and wait for approval.
Buying a house is pretty straight forward...why should anyone make a boat load of money of your purchase?

Let me just say that while there is a kernel of truth in (some of) these … (1 comments)

momentum realty: The Listing Agent Showed Me The Property...Now What? - 02/20/19 09:06 AM
Before you read too far in this post, let me just say that I am writing from Virginia. Each state handles Dual Agency differently. If you are in a state other than Virginia, I am happy to try to help you find the resources to get clarity on your state guidelines.
You are standing in front of a home in a neighborhood that you really like. There is a sign in front of the house with a phone number. You call the number, you set up a showing time and the listing agent shows you the property.  You really (really) like … (0 comments)

momentum realty: Closing out 2018 - 12/21/18 05:21 AM
Yesterday was my last closing of 2018.
I was able to help some first time home buyers find and purchase their first home. It took us several months to find the right property, and it included one 'mulligan,' but they are thrilled with the final selection and are planning their New Years Eve party in a new house! My other closing this week began last Saturday, when I met an out of town client at the property they were selling, along with a closing agent,  and they signed the paperwork, using a Power of Attorney (POA), on behalf of a relative. The purchaser, also … (1 comments)

momentum realty: What about that house? Will you stay there? - 10/15/18 12:12 PM
There comes a time in your life when conversations shift from soccer practice and school plays to vacations and places to retire.  It can be an exciting time for some, but it can also be overwhelming for many!
Once the kids have moved out (and moved back in and moved out again), you may begin to think about trading in the old house and getting a new one.The problem that many of us have is that, along the way, we have collected a lot of stuff!
Some of you may have made-do with a smaller-than-ideal home while you were raising your kids and now … (2 comments)

momentum realty: Do you need a REALTOR® to buy a New Construction Home?? - 09/17/18 06:46 AM

Are you ready to buy a home and considering going in the route of new construction? It may seem like an easy enough process, where you get to call the shots of how you want your dream home to be, but there is a lot of risk when it comes to new construction if you are going in blindly. It's unfortunately not as trouble free as we'd like to hope, if you don't have the right representative by your side to help with the things that need to be looked out for from a professional's eye. Below, we'll dive into … (2 comments)

momentum realty: 5 Tips for Selling a Detached Home Quickly - 04/26/18 07:46 AM
I recently wrote a post, 5 Tips for Selling a Townhouse Quickly and For The Most $. It was well received, so I thought I would delve into some things that buyers look at a little differently in single family homes.
For the most part, buyers who are purchasing a detached home, are at least 2nd time home owners (there is an exception to every rule, but this is often the norm in Northern Virginia). They are a more well-versed on the expenses associated with owning a home. They are usually more in tune with what their lives are going to look … (0 comments)

momentum realty: The Myth of the Millennial Home Buyer - 04/12/18 09:53 AM

I was at an event last week and one of the speakers, very profoundly, said that statistics bear out that Millennial home buyers are behaving much as their predecessors did when it comes to home purchases and other life decisions. They might be making these decisions a little bit later, due to social norms and student debt, but they are, nonetheless making predictable choices. The negative/antecdotal info about the way they behave can really be attributed to a small percentage of the group. My thought is that the same was true of every other group in history. Wasn't there a group … (1 comments)

momentum realty: How (and Why) To Work With a REALTOR® - 02/19/18 06:28 AM

I think one of the scariest things about buying a new house is deciding how to get started. Should you go it alone, finding the home on line and a mortgage in the cloud? Should you work with the listing agent and the lender that they recommend? Should you interview REALTORS® and pick your own loan officer, or one that they recommend? What is the best way to get the process going?  If you do your research, you will find that the best way to buy or sell a house is to have someone that you trust acting and negotiating … (2 comments)
