The June home sales activity in the Phoenix Metro Area priced from $1 million to $1.5 million reflect !   During the month of June, 10,212 homes sold in all of Maricopa and parts of Pinal County.  Of that number, 6% sold over $1 million

Across the US the consensus is low housing inventory, rising sales, and more buyers than sellers.  And it's not just housing sales.  The housing rental market is also constrained.  
Homes for rent are far and few between so tenants with low credit scores and challenges on their credit history can challenge a tenant in finding an accepting landlord. 
So how long is this sustainable?  How long before the number of buyers equals the number of sellers?

The Phoenix Housing Market Update report for July, 2018 includes data for all of Maricopa County.  The area is vast, over 400 square miles!   Currrently there are 15,942 listings of homes, condos, townhomes, mobile homes and lofts for sale.  A very low number.  The trend has been declining inventory for quite some time as you can see. 
 
Active listings are down 14% year over year as shown below.   Like real estate markets in most parts of the country, inventory has been dropping since the housing recession.

After 8 long months, my clients finally own a second home in Arizona.  It's a cute story worth sharing since the family owns half the cul-de-sac now!

The Market has Changed, Again! 
During the last two weeks, and especially the last week, it's become apparent that the investors have really ramped up their spending.  The showings I'm scheduling are for "newer" townhomes and condos in Scottsdale and North Phoenix.  It's amazing that all of sudden, more multiple offers are being submitted and quickly.  
Last year, our cash sales in Maricopa County were 47% of the total sold properties.  And because of our foreclosure experiences, most anyone coming here is expecting a bargain price.  Low prices, yes; low rates, yes; but inventory - not so much.  We're seeing … (6 comments)
