Thinking Small in a Big Town refererences the number of realtors in the Phoenix Metro Area, about 38,000 belong to our MLS, and the size of the area - over 400 square miles!  How am I going to be "found" as a realtor?  With my designations of course!

This unique Scottsdale area includes beautiful scenic views, mountain peaks, hiking trails, golf courses, and resorts!   85262 is the farthest northern zip code in Scottsdale.  There are just over 11,000 homes in this zip code as lots are much larger with mountain vistas causing prices to spike.  
 The Troon North area includes golf courses, vacation homes, fractional ownership homes and townhomes.   Currently, buildable lots have sold between $41,000 for an acre on the Rio Verde border to an almost 2 acre parcel in Troon North for $1.205 million.  There were 29 sales in the lasts 90 days and currently, … (4 comments)

12 month change shows a 2.1% gain in home values
Median list price is $851,500
Days on market are 94, which is down by 3.1%

This mid-Scottsdale zip code has a lot to offer with new retail, new condo high rises, golf courses, and is just west of the Scottsdale airport.   This zip code is directly west of the Scottsdale Air Park, which is the largest employment center in Scottsdale.  The Air Park has seen a healthy increase in new office development and has east access to the 51 or Loop 101 freeway that loops most of the Phoenix Metro area.

Recently, I had the good fortune of working with a repeat home buyer purchasing a rental home here in Scottsdale.  He was looking for a basic three bedroom, two bathroom home that would make a good rental.  It didn't take us long before we found a great single level home in a good area of mid-Scottsdale. 
 
The home buyer readied the home as a rental with the repairs being handled by the appropriate contractors.  One such contractor happened upon what he thought was a water leak.   Sprinkler valves were replaced, but still the mysterious water leak persisted even after the plumber … (12 comments)

A while back I wrote a post about previewing 17 new-build condo sites in Scottsdale.  I paid specific attention to unique green features, sustainable elements and unique amenities by each complex.
 
I noticed that some of these design elements were not only new, but cutting edge.  Some had solar panels designed to lower energy usage for the entire community, thereby reducing HOA payments.  What a concept!

Sometimes home sellers choose to cancel their listings.  This happens for a variety of reasons.  A home seller might be going on vacation, children going off to school, hectic relocation process, decorating changes, repairs, switching real estate agents or it could be a seasonal difference that affects the housing market.  For now, I'll talk about the latter.
