"What can you tell me about the house?"
That's a question we get asked periodically about our homes for sale by other real estate agents.
The reality is 99% of what we can tell an agent is already spelled out in the MLS.  Home features, the facts, some marketing remarks.  And the property disclosures are also attached.
Tied to MLS entry is information about how long the home has been on the market, and a click away is the tax auditor information (home size, age, last sold price, owner's names and more).
What I think the question is often REALLY asking us?

We all know the saying about the early bird. 
The reward is to the aggressive, the ones getting out early and getting it done.
But where is the line between aggressive and rude drawn?
Our local MLS is rather restrictive in what agents can enter.  We can upload photos, add remarks to the photos, but not much else.  We can't change the status, rooms sizes, features or anything specific.  We're reliant upon our office admins to take care of most of the MLS entry work.

School bells are ringing and many Mason Ohio home owners might think that signals the end of their chance to sell their home.
But that perception would be off the mark, and it's not just our opinion but is born out by facts.
Take a look at the following chart that tallies the month by month sales going all the way back to January 2010:
It's obvious, we ARE past the peak months.  We're pushing up on September and there's no dout September typically doesn't hold a candle to the May-August time frame for completed sales.

A home went on the market late yesterday.  It looked like a good match for a buyer of ours so we attempted to schedule a showing this morning. 
Request denied:  "Home has an accepted contract and no showings allowed".
Now that leaves us with two possible scenarios:
1)  A buyer and their agent were in their car and drove by just as the sign was posted, immediately scheduled a showing, wrote a VERY solid offer and collected signatures before midnight last night

We don't want too many showings on your home!  Sounds kind of strange, right?  Isn't the whole objective of your listing agent to get as many bodies as possible through your door?  Don't you want them crowded outside your door waiting to get in?
