Hot off the presses:
Federal judge in Cleveland dismisses mortgage investor pool foreclosure claims against 14 properties. 
(The link takes you to a New York Times article.  You may have to register to read, but registration is free.) 
Mortgage-backed security pooling spreads risk, and allows many Americans to own homes.  And is incomprehensible to most borrowers.  Apparently, it is incomprehensible to even mortgage bankers' attorneys, as they were unable to make a solid case for ownership in court.
With as many as three pools of investors owning pieces of mortgages, and a judge's ruling that they could not show actual ownership, only "an intent to transfer."

Again, a Buyer who didn't use my referred mortgage lender called me after the lender let him down.
And the scramble starts, to get the clients in front of someone I know can perform, offer clarity, and get the job done within a short closing window.  I use up a little of my stock of good will with good people who have to hustle to catch up to where they should have started a few weeks ago.
It goes with the territory.  I heartily support a Buyers' right to select a lender.  I know it isn't a perfect world.

Sometimes getting the keys conveyed properly is a small hurdle.
Folks sign all the paperwork, and expect to get the keys.  Legally, they do not own the home in North Carolina until the deed is recorded.  And that is the best time to hand over the keys, after recording of the deed.  The final title search for liens is performed just before recording.  Things happen.  Issues arise.  Not often, but often enough to justify holding the keys until recording.

IAC/Interactive announced this morning that it will be splitting into 5 independent publicly traded companies.
The real estate end of the company, LendingTree, real estate.com, domainia, etc, will be organized under the LendingTree brand.
I heard the fellers on CNBC, particularly Joe Kernan, saying it was overdue, and that the company had been too complex to understand for a long time.
But I'm honestly ignorant of all the ramifications of the separation, or the viability of the individual company.  I just tend to think of LendingTree as the mortgage site where folks can shop for a lender.

Have you noticed?  It would seem that many folks are having their profiles professionally written.  Or something.  There are a LOT of profiles written in the third person, a la, Seinfeld's "The Jimmy."  They occur on AR, but also on other sites, including personal Realtor home pages.
" Broker Mike Jaquish is faster than a speeding bullet, and Mike Jaquish is more powerful than a locomotive. Mike Jaquish leaps tall buildings in a single bound. Yadda yadda yadda."

Wake County, NC, is blessed with a fairly stable real estate market.  We don't have a huge price bubble, and we don't generally see the trough that some of the country is experiencing.
Folks who want to buy a new home in Wake County aren't seeing the market dynamics incessantly promoted in the national news.  I have had Buyer clients delighted, and disappointed, with the results of multiple offer circumstances a few times this summer.  We still have Buyer traffic in Raleigh and Cary, and surrounding towns, for desirable properties.

Realtor Magazine OnLine said something today that I recently mentioned in "Foreclosures are for Rich People," when they quoted Scott Mitchell:
"It's almost every day now that we see a [foreclosed] house in awful condition," says Scott Mitchell, president of National Property Inspections, a company that provides home inspections and assessments in the Las Vegas area. The nice folks were readying their home for market when the question came up, "Should we replace the carpet or offer a "Carpet Allowance?"
My input?
"If you can afford to, replace the carpet with a good mid-grade carpet in a neutral color.  It will save you money and take all carpet discussion off the negotiating table.  Furthermore, if you have estimates in the $3500 range for carpet, you need to think about an "allowance" costing you more like $5500-$6000.

I was talking to my friend Ahmed Ammar today about building business, and addressing niches today. 
We got into languages and I asked him, "What languages do you speak other than English?"
He said, "Arabaic."
Me, "Well, you should be blogging an English/Arabic blog.  And an English/Arabic newsletter.  There are many people in our community who would find comfort knowing a broker spoke Arabic, don't you think?"

Well, one way to make it worse is to fall into a predatory "Lease/Option" scheme with an unlicensed Seller.
