raleigh: Can One Triangle Agent have 18,000 Listings? The Magic of IDX and the Triangle MLS - 09/09/09 09:59 PM
It happened again last night.  Nice folks who were surprised that the home they found on my web site is not my listing.  How can that be?  How can a home be on MY site, and not be MY listing?
Easy.  Behold:  The magic of IDX.  IDX is one of the functions of our Triangle Multi-List System.  You can search all listings from one agent's website IDX solution.  Listing Agents purposely share listing information and data on the MLS with hopes that another agent will have a qualified buyer with the need for the listing.
And those MLS listings are shared through broker's … (7 comments)

raleigh: Wake County, NC, Information links for Relocatees and Residents - 09/08/09 01:47 PM
Today in the office, I was putting together a list of links to sites that I thought would be informative, and figured I may as well post them here.
While an Agent may be able to help a client with many topics of interest, providing the ability to dig deeper to the Buyer is often appreciated.
So I posted these links to give visitors a handy location to access a broad variety of information.

raleigh: Will-O-Dean Acres: Large lots and trees in a quiet setting. - 09/03/09 01:28 PM

Will-O-Dean Acres is an older subdivision in Raleigh, North Carolina, originally developed in the late 1950's.
With just two entry roads along Spring Forest Road, Will-O-Dean acres is well insulated from the traffic flow in the area. That is fitting, since a visit to Will-O-Dean Acres is a step out of the fast lane and into a time when large lots, big trees and quiet streets were the rule.

Homes in Will-O-Dean Acres are classic 1960's brick ranches, with some traditional colonials and low country homes mixed in. The lots tend to be a … (0 comments)

raleigh: GreenNC Tradeshow: Building for a Sustainable Future, Raleigh, NC, 9/9/2009 - 08/31/09 01:52 AM

raleigh: Parkers Mill, Meadow, NC: A little respite from the city... - 08/26/09 12:24 PM
I had to go down to Meadow,NC, to see a client Friday night. It has been years since I drove past Parkers Mill.
It was irresistable. With the camera in the car, I had to stop and collect a few pixels. The lady fishing below the old bait shop/gas station agreed with me that the old mill had been trying to collapse for 30 years, and may well be still trying to collapse 30 years from now.

It seems that we get too stuck in the hubbub of Cary and … (4 comments)

raleigh: Raleigh, NC: Vacant land and building lots galore! Find it here - 06/03/09 03:09 PM
You can find almost any sort of lot in Raleigh.  Small building lots, townhome lots, whole subdivision phases, up to and including brownfield transition land.  Commercial?  Sure.  It's out there.
Raw land is a fascinating side to real estate.  Many buyers and sellers think it is "easier" than home sales.  The fact is, in most urban and suburban subdivisions, most planning and zoning issues have been satisfied, and with that work done, the attention turns from the dirt to the "improvement," the home.
Many agents recognize the issues involved in due diligence in land, and decide to let someone else list … (6 comments)

raleigh: Morrisville, NC: Vacant land is a rare commodity. Find it here! - 06/03/09 02:40 PM
Morrisville is a hot spot of activity, with a great location between Cary, Raleigh, RDU International Airport, and the Research Triangle Park.
Many residents live in Morrisville due to the easy commute to RTP.  Sometimes it is a compromise for a two-income household.  One person commutes to RTP, and the other may have an easy drive to employment centers in Cary, Raleigh, Durham, or Chapel Hill.
With the extension of the freeway, NC 540 connecting West Cary and North Raleigh as it passes through Morrisville, the small town has become an easy jumping off point for many Triangle attractions.
Residential building lots … (0 comments)

raleigh: Cary, NC, Stoneybrook Estates is a wooded wonderland in the heart of Cary! - 05/19/09 03:06 PM

Let's visit Stoneybrook Estates, a beautifully mature neighborhood of 1960's and 1970's homes in a great central location in Cary, NC, adjoining Farmington Woods.
View current Homes For Sale in Stoneybrook Estates.
Once in the neighborhood, you will be entranced by the beauty of lush mature landscaping, including blooming azaleas, and tall, arching mature shade trees. Stoneybrook Estates was built at a time when houses were placed among the trees, and the trees were honored, rather than clear cut with disdain.

Stoneybrook Estates is located on the south side of Southeast Maynard Road, just east of the intersection … (0 comments)

raleigh: I want Carolina Hurricanes Hockey Tickets! Help! Emergency! - 05/06/09 12:35 AM
I do. It's time to pull out the stops, and go public with my quest.
Friday night, Game 4 of the second round of the playoffs. I want to take my sweetie to see the Canes clobber the Bruins. Should be a nicely rowdy crowd making a TON of noise at the RBC Center in Raleigh. The RBC Center is the "Loudest House in the NHL." I would like to be a contributor to help preserve that distinction.
Yes, I was at the box office on Monday. $60 or $250. Either the corners of the 300 level or the Champions Club. … (3 comments)

raleigh: I do not know John Wall. But the internet sure makes it a small world, in a roundabout way... - 05/05/09 02:53 PM
Nope.
I don't know John Wall, but I know of his basketball skills and of the bright future he holds in his hands.  I know he has found the basketball spotlight in Raleigh, NC, and in prep basketball and in the college hoops recruiting worlds.  There is even speculation that he should jump directly to the NBA.  He says he wants "the College Experience."  I hope that includes a degree.
John Wall is 18, 6-4, about 175 pounds.  Quite a few years ago, I was 18, actually nearly 6-5, and about 175 pounds.  There the resemblence ends.  No one ever categorized me as a "speed merchant."  And the … (8 comments)

raleigh: Raleigh-Cary, North Carolina: Basements? Sure! We have them. - 05/05/09 10:08 AM
Relocatees to the Triangle often ask, "Why are there no basement homes in Raleigh area?
Well, there are.  We have basement homes in Cary.  We have them in Raleigh.  And in Apex and Morrisville.
Basements are not the rule, however.
See, we don't have the issues here that folks have to deal with in colder climates.  We only have a 15" frost depth in Cary and Raleigh.  This means that the top of the foundation footer for a home only must be 15" below the surface to avoid frost heave.  To get a basement would entail excavation of another 8 feet … (2 comments)

raleigh: Fabulous older Triangle home? Or newer construction? - 04/30/09 11:47 PM
The topic of polybutylene plumbing pipes recently sparked a little exchange in another venue, one in which I just had to participate.Modern methods vs. historical methods.Modern materials and components vs. historical materials and components.I like a historical gem of a home as well as the next person. Historic Oakwood. Boylan Heights. Mordecai. All great Raleigh neighborhoods with wonderful examples of old homes that have been loved. We have nothing like these in Cary. But I don't have blinders on regarding the topic of quality across time.  we have slap stick builders today.  Of course.  We have always had slap stick builders, all … (0 comments)

Affordable starter homes for beginning First Time Buyers to sparkling designer homes for the most discriminating buyers.  Some of these homes will not be in the City of Raleigh, but will have Raleigh addresses, as they are served by the US Postal Service in Raleigh.  I had to break the price segments down to much smaller ranges, since the number of homes was too large for many ranges.
