A quick review of the Arizona Department of Real Estate licensing records shows the following:
8-22-2002 I (Tony) obtained my Salesperson License and "parked" it at HomeSmart - the early days of Matt Widdows current behemoth. Still in corporate - and despite switching to a new senior executive position for a company based in Houston, air travel was still part of my "regime" - primarily Houston and trade shows in Las Vegas - which wasn't much of an improvement over my travels (26 comments)
When inviting the owner(s) of an Expired Listing to use your services as their Listing Broker, once you have ruled out any other reason (except price) the Expired Listing did not sell the last time around, it's time to determine how serious they are about Selling their home. Period.

On Thursday, we again headed down to Tucson to meet with Deanna at our printer and fulfillment center - West Press.
Of the 400 mailpieces created in July, 346 have shipped, 54 are left in inventory.
From the 346 that shipped, 8 appointments resulted.
That's holding at a little better than 2%. Average Potential Revenue per appointment (if it results in a transaction) is around $10K, some higher - some lower. 50 mailpieces - created, assembled and delivered runs slightly less than $1,000.

We attended the listing appointment described in that post.
The property had languished on the market for almost a year.
When it expired, it was priced at $740K.
Showings had been sporadic.
No offers.
Period.
It turned out that the second decision maker was available to be there after all.
It was a great discussion.
They want it sold and closed by December of this year.
They had an appraisal a couple of years ago that valued the property at $700K, so this was/is the bottom line number in their minds.
We did discuss Market Value versus Disposition versus Liquidation appraisals.

expired listing: Fantasy Island - Revisited!

It seems that many Sellers are living on Fantasy Island. What's more - they have managed to convince supposedly "professional" real estate agents to move there with them! (Click the graphic below for video)
I continue to be amazed by the number of overpriced listings - and I mean overpriced to the point where there is absolutely no justification or reason for the list price except that's what the Seller wanted to list it for.
These overpriced listings either Expire, Cancel or experience dramatic price reductions.
It takes two - perhaps three - to create these listings. The Owner / Seller, the Listing Agent, (58 comments)

I've noticed that Expired Listings have been a hot topic here on Active Rain recently. Not surprising considering how many Expired Listings are occurring as inventory far exceeds demand. So - how can a Seller get their home sold in today's market? It's a no-brainer that they have to have their home competitively priced. What does that mean? If you want to sell your home, and there are 9 equivalent homes on the market - you better be willing to price it at the low end of the range of list prices - AND - if the reason the 9 homes (22 comments)

One potential revenue stream I have yet to tackle is the Expired Listing market. With the amount of inventory (close to 60,000) on the resale market, and the number of resale transactions holding relatively steady at about 10% of total inventory on a monthly basis, it seems to me that now is a great time to leverage success stories into listing previously Expired Listings. The information I would share with a prospect to get their attention would include: SOLD in 9 DAYS - Listed May 25, 2007 for $619,000 - SOLD June 3, 2007 Average Days on Market for our SOLD (14 comments)
