Frog with Book Seriously, I understand there is a lot of paperwork that goes with making an offer and buying a house.  What, with the disclosures, agency agreements, property condition statements and finally the actual offer -  you'd think you were making a major life decision.

Well, ... you are!  I can't be the only agent that gets tired of the mountains of paperwork.  However, I understand the necessity of it.  I know that it exists to protect people on both sides of the deal.  It spells out the specific terms being offered and ultimately, accepted.  It also details the consequences and risks to both parties.  It is a lot of information to process all at once.

As realtors, we will explain it to the best of our ability - Frog with Pencilbut most  of us are not lawyers - so you shouldn't rely just on our explanations.  You need to read it, too!  It is OK if it takes awhile, we expect that it will.  Because really the title of this post should be:

Read it,

            Think about it,

                             Understand it,

                                               then. . .    Sign it!

What is the onld saying?  The job isn't complete until the paperwork is done.  I read that in a bathroom once and it's pretty fitting in there because if you have to do too much paperwork it becomes a pain in the but.

Dan - Thanks!  I think most of us in our personal lives have been guilty of just skipping to #4 at one time or another, but that doesn't mean we shouldn't at least aspire pay more attention next time! :-)

Thanks Judy and Pat!  I took the plunge and got an "iclipart" membership and fell in love with this frog series.  I've also discovered that I must like to do things in multiples or (series) so there will be more of these little guys!

Will - Sometimes I think people are afraid of offending us if they read everything over and that's definitely not the case.

Hi Joe!  What a fitting place to find a paperwork quote . . . I wonder if that one should go with the fat lady singing?

Hi Brenda - Great post, very colorful and well written.  Paperwork is the bane of our existence but then without it we would be putting ourselves at risk.  Real estate is tricky enough without purposely shooting ourselves in the foot.

Buyers and SELLERS need to read the contract.  It's kind of surprising when even a seller hasn't bothered to read their contract.

Brenda,  You are so right.  One thing I do with my clients is sit with them and go over highlights and things they may have to read more thoroughly.  We have more experience with these documents and I try to share that experience with them.  Great post.

Brenda - Yeah, we Realtors and lenders aren't in the tree saving business.  It's absolutely ridiculous the amount of paper in an escrow transaction.  INSANE!!!  It's no wonder that buyers start just signing anything put in front of them and just plain stop reading.
