Rancho Mission Villas, built from 1974 to 1977, is a large condominium community of 454 units. Bedroom/bathroom floor plans include 1/1, 2/1, and 2/2, and range in size from 530 to 842 square feet. These are great units for first-time buyers or as vacation homes. They are also inexpensive, which makes them quite popular as well.

Amenities at Rancho Mission Villas include water fountains, swimming pool, spa, laundry facilities, outdoor grills and picnic areas, a fitness center, a recreation room, and tennis courts.

HOA fees are about $250 a month and include common area maintenance, landscaping, exterior building and roof maintenance, sewer, trash pickup, water (including hot water!), and limited insurance.

Rancho Mission Villas, located in zip code 92108 in the eastern section of Mission Valley, is close to Qualcomm Stadium and easily accessible to the University of San Diego, San Diego State University, Fashion Valley Mall, several San Diego Trolley stations, SeaWorld, Mission Bay, Old Town, and downtown San Diego.

Walkers, joggers, and bikers will enjoy the concrete paths along the San Diego River from Qualcomm Stadium on the east end of Mission Valley all the way to Mission Bay, Ocean Beach, and Mission Beach on the west end, a distance of about seven miles.

A check with the FHA on September 25, 2011, indicates that Rancho Mission Villas are not FHA approved since approval expired on August 31, 2011. No word yet on whether or not approval has been renewed. It is VA approved without conditions.
