Luxury Home Sales - Denver CO - July 2012
Sales of luxury homes in the Denver metro area over $1 million showed some slowing in the month of July. 52 properties sold in July, which is a decrease of 19 sales over the 71 sales in June. The number of active listings increased slightly over June's listings.
Sales data represents detached single family homes only.
There are 7 listings showing pending status and 95 under contract as of today. (Pending status is a verbal approval from a bank either on a short sale or a bank foreclosure.) There are 13 active bank foreclosures and 9 short sale opportunities over $1 million.
Of the sales in July 2012, twelve were paid for with Cash, no bank owned properties sold, one was a short sale, and three were new construction sold by the builder.

There were five sales that remained on the market for over a year (one almost two years), which inflates the days on market much longer that normal for these stats. There were seven homes that sold in under one week!

The highest luxury sale in Denver in July 2012 was $7,500,000 paid for with cash. This Cherry Hills Village home is located on the highest point in Cherry Hills on 5.34 acres with breath-taking views of the mountains. Built in 2000, this English Country Estate featured 5 bedrooms, 8 bathrooms and a 4 car garage. There is an indoor pool/spa and a sport court! SOLD in 37 days!
