I don’t want to work with a Realtor®!

I was reading Conrad Allen’s post on Why a buyer should have a Realtor® represent them, made a comment and realized I had a blog in the making.

I got a call on one of my active listings that has a Contingent contract. The caller said he didn’t understand if it was available or not. I told him the home has a contract but it is contingent on the buyer selling their home. I explained we can still show and take offers and if we come to terms I go back to the buyer’s agent and ask them to remove their contingency. If they can’t remove their contingency, we move on with the other offer.

 

I asked him if he was working with a Realtor®. He said “No” I don’t want to work with a Realtor® that is why I’m calling you, the listing agent. I told him he needed representation. I explained we just received a back-up offer and came to terms and the notice was now sent to the buyer’s agent to remove their contingency. He paused and said this is all so confusing...I don’t understand. I said "that is why you need representation so you can understand the process and learn when listings are coming on the market."

 

You need to choose a Realtor® to help you. He got quiet and said “I guess so but I don’t want to work with a Realtor® now.” Hmmm ... when would be a good time??

Buyers don't always know that an agent is paid when a property is sold.  There should be no real hesitation to have a Realtor in one's corner.  This guy definitely needed one.

I once worked with a family member that did not want to sign a buyer rep agreement with me. Being family I found something to his liking, we wrote up an offer and he was still hesitant to sign the agreement, that's when I put my foot down and told him sign or find another realtor. He signed and we closed on the deal.

Dorie,  this is one of those quandaries that I just cannot seem to understand. Logically speaking, if you are lacking knowledge in a given area, you seek out an experienced person like a professional.  Hard to fathom why someone would seek to go it alone in the dark, with hundreds of thousands of dollars on the line.

Dorrie I have often told buyers they need to get their own agent and they all look at me if I was crazy....it kills me when they think by going to the listing agent they get a better "deal", Endre

More opinions than you want to hear about.

Buyer broker representation is needed most by those who do not want it.  As a non-currently licensed "civilian" with enough near-current experience to find my way through the maze, I would not attempt to buy or sell without representation.  If for no other reason, principals negotiating with agents of principals do so at a tremendous disadvantage.
