Will Staging Cost You?  It May Cost You More If You Don’t!

If you are planning on placing your home on the market someone may Home Staginghave suggested staging to you.

However, who wants to put money into a house they’re not going to be living in?! Maybe you want to put the For Sale sign up and see what happens.

You’ve already agreed to pay a commission to your agent and moving is not inexpensive.

Yes, staging will cost you.  Here’s an average of what you can expect:

Home Staging Consultation- $150-300 on average for up to 2 hours

This service is perfect for an occupied home.  The Stager covers everything from curb appeal, your exterior, paint color choices and how to “show off” your property.  If time permits, you might find some of your furniture and accessories being repositioned for better effect.

Vacant Home Staging- $2000-5,000+ on average (for 3 months of staging)

If your property is vacant and you want to highlight key areas, your stager can bring
in furniture and accessories for key areas.

The more that goes in, the higher the cost; the more upscale/unique the pieces, the higher the cost.

home stagingHowever…… keep in mind ..... NOT staging  could cost you even more.

1.Ongoing monthly expenses of your current house:

Mortgage

Utilities

Insurance

Maintenance

Taxes

2.Missing out on your future dream home because your house is still on the market.

3.Getting top dollar for your home because of its condition.

4.Suffering through the “joys” of having your house on the market and timeless hours of leaving while your house is being shown.

Save yourself and your family the time and money, invest in making sure the condition and presentation of your property is the best it can be.

Kathy,

Your title does say it all as Richard & Beth Witt mentioned.  This is an important point you are making, because it does make a difference in the selling time of one's home!  That alone should be reason enough to employ a stager. A

Well said Kathy. This can be especially true in a divorcing situation. The sellers don't want to put any money into the home but doing so would probably mean they will have a better foundation for their new life.

Lise- thank you.  You don't have to break the bank but it does pay to put your best foot forward.

Nina- sellers forget to factor in their ongoing expenses for staying in their house, as well as what a pain it is to have your house on the market.

Gabe- Even a consultation can help focus on the key areas.

Tom- yes it can.  If the list price is market appropriate, then yes, it can.

BARFF- thanks!  And best too if relatives listen to the stager, right!!!  Roger D. Mucci

Michael- thanks!  Buyers look at the condition of the property!

Bill- thank you!   Have a great Wednesday.

Nicole- I don't know if your client's property is vacant of occupied but hopefully this will help! Nicole Doty - Gilbert Real Estate Expert

Mike- exactly!  And with inventory being so low, as I hear it is, it can be costly to a seller. Mike Cooper

Sheila- you have to way what it will cost you, and not just in monetary terms.

Kristin- it's all about Price, Condition and location !

Brian- it certainly helps with the perceived value!

Richard and Beth- many thanks!  Have a beautiful day.

Beth- wanted to thank you for the reblog!

Ron and Alexandra- thanks.  I just got off the phone with a seller who has a million plus property.  They want to make the investment to make sure it's sold.  Ron & Alexandra Seigel

Janice- I have another seller who went through that earlier this year!

Without a doubt it is worth it Kathy. Stages sells homes. If you end up in this position it is money well spent.

Hi Kathy - I totally agree. Our experience confirms that staged properties show better, sell quicker and provide higher returns. It's not an expense, it's an investment.

Kathy it's so so true that NOT staging a vacant home could possibly cost the seller so much more in the long run. Excellent post!

Gary- thank you.. but did I come to mind because I too need help?   Oh, you meant the house!  LOL Gary L. Waters, Broker Owner Waters Realty of Brevard, LLC

Noah-of my stagings, including consultations, the only homes that did not sell in a timely manner were those that were overpriced.

Dick- absolutely... you have to consider it an investment.

Patty- condition, or its perceived value will influence price.

Anna- thank you.  It gives your listing and extra boost.

At the very least, a consult can make a huge difference!  No excuse not to at least get the information that could save you money, time, and effort!  It's an investment, not an expense!

I offer staging for all my listings, at my own expense.  It's that important.  I find that sellers are really grateful for the advice.

Hi Kathy,

Many people don't understand the value of services like this, or hiring a realtor, or a forester,  They often just look at the immediate cost and not the long range benefits.  Then they try to struggle through on their own.

Morning Kathy while the cost to stage sounds like a lot in the long run (on the average) you save money.  It's hard for some clients to grasp that idea

Hi Kathy -- as Sharon Tara commented --- many, if not most, home sellers will benefit from a home staging consult to bring another perspective to the successful marketing of a home for sale.  As most of us have seen -- proper staging brings a home to life that more than pays for itself.
