This comes up often. A place comes up for sale. Naturally, people want to see it if they are interested. I get it. However, the seller didn't list or advertise the place for fun but for a purpose. A sale is the end game and the focus to produce that sale has to do with qualifications. It was never anything else. Now, here is where it gets dicey
I WANT TO SEE THE PLACE
People with money, and that includes the ones who are cleared to purchase, have a pride about them that makes them believe that no rules apply. They want to have their way especially at these prices and they want to be treated a certain way when they inquire. I get all that. I know you want to see the place
WITH ALL DUE RESPECT
Yes, you are paramount to the deal. Yes, you should be treated with respect, given full customer service and accommodated in just about any reasonable request made. I mean spending hundreds of thousands of dollars should include pomp & circumstances. Royal treatment and accommodations freely given
IS THE GLITTER GOLD?
Here is a good question to ask of a buyer? How is a seller supposed to know that you are in earnest, a player and ready to purchase and do good business? How does he tell you from another who is just wasting time, has a hidden agenda, doesn't really care or likes to move at their own speed and rules?
THIS IS REAL ESTATE
If this was set-up like it is in a retail center where for sale items are displayed where people can peruse & look at all day long and at some point, when they are ready, willing, and able, they can pick the item off the shelf & go pay for it whenever that is. Buy or don't buy & take your time so be it. This is not retail
GOT PURPOSE?
In Real Estate today, especially in this sellers market, that rule would not stand or benefit anyone. Yes, you can take this approach and at some point perhaps prevail as there are buying scenarios without end. Good luck to you and hope all goes well. Me, I don't believe in hope when you have a purpose
Here is what a person of purpose acts and sounds like:
1. You can prove your position to perform on demand or present it upfront when inquiring
2. Proof of funds and a commitment from a lender that says at first glance what it means. Game on!
3. You have an unmistakable position of confidence and speak like an imminent purchaser to be.
4. You have checked the neighborhood, inquired about the schools, shopping, freeway access plus reviewed the pictures and have read the descriptions and especially the agents remarks section
THERE IS A PROCEDURE
A good buying agent will make sure this and more is at work and when an opportunity comes up; this person will get not only customer service but action that will exceed their expectations. If a principal had an agent like this, they would be making plans to move sooner rather than later to be sure
UNFOCUSED EXCITEMENT?
I am amazed at how many phone calls I get from people without agents who all mean well, they are polite, courteous, innocent but oh so ignorant and misspend their time and opportunity with talk and emotions instead of deliberate purpose and action. Meaning well doesn't produce results.
THE EXCEPTION?
Every once in a while, I used to get the person who tries to convince me to make an exception and let them inside the property using pretty please and you wont be sorry and we are ready trust us tactics and some people are very convincing. However, they don't work out in the following instance...
THE ONES THAT DO THE HOME WORK
When I do have a rule player, those folks get all my attention. While Mr & Mrs. well-meaning and or their rookie agent are making nice, the qualified persons are making offers and a deal is imminent. That's how you keep score in the buying and selling realms. Results don't lie people do
