I get a text from one of the sellers of a listing I didn't get asking me if they should accept an offer made to them. You see people usually appreciate something more when they lose it. I interviewed and invested time and money in a large listing that I didn't get. So imagine my surprise when I get the text asking for my opinion....now?
ETHICS 101
All character driven agents know not to interfere with other agents & their clients who they have under contract & where fiduciary is at work. That's a no-no to get involved even if you are invited. My answer (to follow) is what I am quite proud of. Remember: I am the man who said originally contact me for anything
MY ANSWER
When asked if they should proceed with an offer & even counter it for a certain sum of money I responded: There are many ways to skin the Real Estate cat. This be one of them. To further this intrigue, I get a return text saying: I will tell the seller you approve. What? Look how one innocent saying can pull me/you in
WHERE IS YOUR AGENT?
I am almost afraid to ask. What in the world is someone doing contacting me about what to do when they dismissed me from the listing interview and hired another agent? I am not surprised however because in Real Estate, many lessons are learned after the fact some costly and all are not do-overs either
CASE OF AGENT REMORSE?
So apparently the start-up or the learning curve did not excite, invite or entice but instead caused the sellers to reflect on their decision and take an action. At this point, it is wise to consult your contract to engage your agent and to also contact your agent period. Something happened where confidence was jeopardized
BACK TO THE INTERVIEW
I researched the neighborhood, product, Dom's, pricing & knew about the values on both sides of the main street which divides one value from another. On one side, it goes up considerably. On the other, it trails but benefits from the values that spill-over. I stated current escrows, conditions of properties that sold high & low & even I was impressed at this savvy data
WHOEVER GOT THE LISTING DESERVED IT
I am not the only one that speaks Real Estate fluently. The fact is that there are tens of thousands of agents out there doing business some better than others & there is enough business for everyone. But here is the catch. How does the seller s or principals know what they are getting in its entirety until it is tested & holds? Until then, its a pitch, hype or spiel
ASKING AN AGENT FOR ADVICE IS SOUND THINKING
However, if you have hired an agent, listen to them and work together as a team to accomplish the mission. Trying to improve on a contract that has been agreed to takes to people to do so. When this person contacted me instead of their agent, I knew they most likely are the problem followed by the agent who may not have the "glue" in place
THE GLUE
The glue defined: Client control. It is easier to pronounce and comment on this subject than it is to enforce. It is not just a problem in the Real Estate industry either. Doctors complain patients don't listen and attorneys tell their clients what to do and what not to do and clients do what they want to do anyway. Why should Real Estate be any different?
UNLESS THERE IS A VALID REASON
It is wise, incumbent and highly recommended that all parties finish what has been started until they hit the results stage. Stress, doubt & hesitation follows with much confusion that leads to troubles that can be costly and draining if not done. Ah Real Estate. It's not for everyone but everyone thinks it is.
