13 Hot Indian Land/Lancaster, SC Neighborhoods In The Charlotte Metro Area To Watch In 2019
The Indian Land/Lancaster, South Carolina area of Charlotte continues to be hot, hot, hot in terms of buyer demand for homes. 2018 closed sales showed 13 hot neighborhoods to watch in 2019. Seven of these have been on the "hottest neighborhood to watch" list since 2016. Lancaster County, where Indian Land is located, was a high demand area for home buyers in 2018. Closed sales in the County increased by 17.7% versus 2017.
Originally developed by John Wieland homes, beginning in 2005, Bridgemill is now being built out by Pulte Homes, who purchased the John Wieland company a few years ago. A total of 94 homes sold in Bridgemill in 2018 at an average sale price of $455,141, with 27 of these homes new construction homes, selling at an average price of $526,088.
The Retreat At Rayfield
Under development by Lennar Homes and Taylor Morrison, The Retreat at Rayfield saw 63 homes sell in 2018 at an average sale price of $411,748. 28 of the sold homes were new construction and sold at an average price of $433,002.
Belair At Carolina Lakes
BelAir at Carolina Lakes remains a perennial favorite neighborhood in the Indian Land area. No new construction in Belair at Carolina Lakes, which was developed by Pulte Homes between 2006 and 2011. A total of 31 homes sold in 2018 at an average sale price of $294,755.
Developed by Lennar Homes, Carolina Reserve has no more new construction homes as the community was fully built out in 2016. 36 homes sold in 2018 at an average sale price of $303,231.
Walnut Creek retained its #1 spot as the community with the most number of sales in 2018, which totalled 224 homes at an average price of $291,425. 105 of these homes were new construction, selling at an average price of $308,065.
A well-established community in Indian Land built by DR Horton and Orleans Homes, Legacy Park had a total of 65 sales in 2018, averaging a sale price per home of $266,231.
Sun City At Carolina Lakes
One of Charlotte area's favorite Active Adult communities, Sun City at Carolina Lakes had 135 homes sell in 2018 at an average sale price of $353,529.
A more recent "entry" in the Indian Land/Lancaster area in the Active Adult housing segment as of 2016, Treetops has become a high-demand neighborhood by the 55+ demographic. Developed by Lennar Homes, Treetops saw 69 closed sales in 218 at an average selling price of $331,117.
Developed by Pulte Homes, Queensbridge is a newer community in the heart of Indian Land with two "villages" comprising the subdivision. Construction began in 2016. 48 homes sold in Queensbridge at an average price of $400,519, 37 of which were new construction homes.
Bent Creek is one of Indian Land's newest communities, being developed by Toll Brothers and Taylor Morrison. A handful of homes were built and sold in 2017, but the majority of sales began in 2018 with 30 homes selling in 2018 at an average price of $429,984.
Regent Homes began developing Reid Pointe in 2008 and continues to built new homes. 29 homes sold in Reid Pointe in 2018 at an average price of $254,821.
Bonterra Builders developed Barber Rock between 2010 and 2016. The 20 homes that sold in Barber Rock in 2018, averaged a sale price of $487,185.
Built by True Homes between 2008 and 2015, Silver Run is a popular neighborhood due to its promimity to Charlotte's Ballantyne area and its affordability. 19 homes sold in 2018 at an average price of $304,279.
