The Anthem Country Club real estate market continued to plateau in February. The total number of homes sold in the Country Club was down 41% versus January and was also down 6% from February 2018. The average sale price increased by 5% over January, but was down 11% from February 2018. The price per square foot also fell 2% from January and was down 4% year over year. But more importantly for the sixth month in a row the 12 month moving average slipped, now at $420,171, down 1% from January and now only up 1% from February 2018. The days on market increased 12% from January and was up 36% year over year. The burn rate, (or homes under contract versus homes on the market) is now 3.45 month’s supply, a slight buyer's market. There are 76 homes on the market in the Club, with 31 homes currently under contract. March will probably be a bit better than February in the Anthem Country Club real estate market, but probably not by much.
