So what are the key takeaways from this month's numbers?
- August was abnormally low for completed sales when compared to past Augusts. Prices seem like they dropped significantly, but we had higher than typical prices in July so the month to month comparison looks bad. Compared to other Augusts we've just had a typical month.
- Pending (under contract) homes increased to 72, so perhaps September will offer a better sold total than August.
- 2 homes sold for the luxury definition of $500,000 or more. (that's half of July's total)
- Homes for sale and not under contract were flat. We're increasing that number by 1 on Monday with our newest listing.
- Average time to sell decreased slightly and the median time is just a day over a week to contract.
- New construction sales accounted for 2 of the 36 sales and 16 of the 101 for sale.
- Distressed (short sales and foreclosures) properties accounted for no completed sales. There is one distressed property (1 short sale) NOT under contract.

The market seems to be slowing early this year, or perhaps just on a momentary pause based on the number of homes under contract.
