You'd expect with corona the real estate market for Mason Ohio would be heading DOWN in a major way, but that assumption would be disputed by the numbers.  And given the choice, I'll take the cold hard facts over emotional gut feels when it comes to real estate trends.  More homes than typical were sold in March and that shouldn't be a total surprise.  Mason is a high demand Cincinnati suburb and the relative shortage of homes for sale means outside influences will continue to have less impact than those same circumstances might have in another market area.

Homes Pending 4/11/2020:  78 DOWN 26

Homes Sold: 64 (1 Bank/Government Owned, 0 Short Sale, 11 New Construction)  UP 29

Average Price:  $411,345 DOWN $46.5k

Median Price:  $373,750 DOWN $32k

What are the key takeaways this month?

  • Sales for March not only beat past March totals for 2013-2019, a good 50% above a normal March.  Why?  One, a burst of finished new construction homes, with 11 closing in March.  Additionally, probably some corona induced concerns.  Get homes sold BEFORE any state restrictions came into play.  As it turns out Ohio considers real estate essential, but not every state (we're talking about you New York & Pennsylvania) did. 
  • Now something to note:  the large drop in Pending homes from March to now.  while April may match March for completed sales, it very well may not do so. 
  • Time to sell is dropped to two month on average and under two weeks for median time to contract.
  • Sales prices dropped, but we don't see this as an indication that homes are worth less or that corona concerns are driving prices down.  The amount of different between sales and list price was almost the same month to month.  12 of the 64 homes sold for more than $500,000 and 2 of those sold for more than $1,000,000.     
  • New construction sales accounted for 11 of the 64 sales.  These are ONLY the ones reported in MLS.  There are other new construction sales that are not entered in MLS.  New construction accounts for 55 of the 128 homes not under contract.
  • New construction communities are staying busy with Kensington, Kerrisdale, Roberts Park, Hudson Hills and Ambleside Meadows moving quickly.  Need help buying any new construction homes, just give us a call at 513-520-5305.  We work for you and NOT the seller and the good news is it doesn't cost extra for us to work for you (and you don't get  a price break for going solo).
  • Distressed properties (foreclosures and short sales) continued to be very scarce in Mason! 1 of the 64 homes sold were distressed, and only 1 foreclosure and no short sale is available in the 128 homes not under contract.  

 

So what does this mean to you as a Mason single family home owner? 

STILL NO REASON TO CHANGE: Corona does NOT seem to be having a huge impact on Mason home sales. 

Just as prior, ability to sell depends on your price point.  The affordable homes will still move quickly.  The more expensive homes are competing with new construction so you have to make the deal appealing enough for buyers to skip building new to order.  There is an abundance of homes for sale priced $400k and up. 

Keep in mind, buyers still aren't keen on homes that show their age or feature decor from 20+ years ago, so the more up to date and the more compelling your asking price, the more likely buyers will flock to your door.

So what does this mean to you as a potential Mason home buyer? 

NO CHANGE HERE EITHER.  The best homes move quickly and there are some segments of the market lacking choice.   Of the homes on the market, some have notable problems (busy roads, etc.) that will make them unsuitable for most buyers. Move fast and bid strong or expect to lose out on the best homes.  A weak offer may mean you're going to keep looking even longer.  We highly recommend do NOT wait to write that offer or you may lose the chance to own that home.

I’m hoping to see a resurgence in three months or maybe six that is really huge because people are going to be so hungry to get back to regular things.
