Nine homes sold in Providence Pointe during the 4th Quarter 2021 one less than the 10 homes that sold in the same quarter of 2020. New listings were 50% lower with just three new listings versus six in the same quarter one year ago.
Both average ($570,878) and median ($545,000) sale prices were up significantly in Providence Pointe compared with one year ago. Average sale prices increased 28.78% year-over-year, while median sale prices increased 23.02%. (See chart below) Home prices in the Fourth Quarter 2021 ranged from $500,000 to $670,000. Both average and median sale prices have hit new historic highs in Providence Pointe. Average list to sell ratio was 98.1%.
Average days on market in Providence Pointe were 23 days, 10 days more than in the Fourth Quarter 2020.
At the end of the 4th Quarter 2021, NO homes were listed for sale in Providence Pointe and NO homes were under contract. Inventory in Providence Pointe remains tight and this lack of inventory is clearly driving both listing and sale prices up.

One of the most in-demand and sought-after neighborhoods in the Ballantyne area of south Charlotte, Providence Pointe is a beautiful neighborhood with some 420 homes developed and built by Shea Homes between 2001 and 2008. Demand for Providence Pointe homes stems from its convenient location in Ballantyne just off Lancaster Highway and Highway 521/Johnston Road, which runs through Ballantyne.
Homes in Providence Pointe are primarily transitional-style two-story homes with four bedrooms + a two-car garage. There are also single story and 1.5 story homes.
