The Retreat at Rayfield saw the number of sales decrease by four homes to nine homes in Quarter 2 - 2022 versus the same quarter in 2021. Compared with the first quarter of 2022, The Retreat at Rayfield enjoyed six additional sales. Some of this was a result of more listings in Quarter 2 than in Quarter 1.
Average days on market were flat year-over-year at 11 days. Median days on market in the second quarter were just three. New listings dropped by four homes to nine, year-over-year.
Both average and median home prices increased year-over-year. The average sale price in Quarter 2 - 2022, increased 27.44% to $686.711. The median sale price in Quarter 2 - 2022, increased 30.56% to $705,000. Home sale prices ranged from $550,000-$835,000 in the Second Quarter 2022.
Sellers received 103.3% of asking price in final sale price, on average. Median list to sale price was 104.4%. Home sale prices increased significantly quarter-over-quarter, however part of this can be attributed to the price mix of homes listed and sold in the second quarter, which was higher. It's clear that home buyers in The Retreat at Rayfield remained willing to pay a premium price for a home in this neighborhood.
At second quarter-end 2022, no homes were listed for sale in The Retreat at Rayfield and two homes were under contract. Inventory remains tight in this neighborhood.

The Retreat at Rayfield was built by two of Greater Charlotte area's premier builders -- Lennar Homes and Taylor Morrison.
Lennar featured craftsman style homes with a variety of 2-5 bedroom floor-plans, including ranch homes and 2-story homes, homes with the master retreat on the main floor, optional basements. Homes ranged in size from about 2,000 square feet to over 5,500 square feet plus 2-car garages.
Taylor Morrison offered six floor-plans, also including ranch-style and 2-story homes, typically situated on at least one-third of an acre. Homes ranged in size from 3,000 square feet to 6,000 square feet with 2 or 3 car garages.
